REGIONAL PROPERTY MANAGER


Olen is seeking a motivated and seasoned individual to join our Commercial Property Management team as a Regional Property Manager.

This role will provide a high level of commercial property management knowledge and directly oversee a group of commercial property managers (PMs) and their teams for a designated portfolio of flex-industrial and office properties in Orange County.

The Regional Property Manager will oversee the day-to-day management operations in the assigned portfolio.

This position has overall responsibility for maintaining portfolio standards, including physical building (maintenance), accounting, tenant relations, and overall property strategies.


Main Job Tasks and Responsibilities:


  • Maintain excellent tenant relations by conducting regular inspections of the properties, which may include meeting with various tenants to learn of their satisfaction or concerns with the property.
  • Monitor and approve accounts payable to ensure that invoices are being processed and paid timely and accurately.
  • Oversee property risk management and proper safety standards for tenants, employees, and vendors.
  • Responsible for monitoring the curb appeal to maintain a highquality marketing presentation for all properties.
  • Ensure timely preparation of rentready suite refurbishments to meet market demand, ensure quality control and upgrade requirements.
  • Responsible for resolving escalated tenant complaints, with the support of corporate management. Ensure property managers are trained and able to competently resolve common tenant issues and complaints in writing or in person.
  • Monitor to ensure vendor workmanship and practices are consistent with negotiated contracts and company standards.
  • Participate in meetings with engineers, architects, construction contractors, and tenants to oversee tenant space buildouts and building improvements in order to maintain a high quality of construction, and to ensure compliance with construction drawings or building codes as requested.
  • Assist property teams with monitoring the performance of contractors working on the property in order to ensure adherence to work orders' budget and scope.
  • Assist with preparation of monthly/annual property financial reports for corporate office review.
  • Knowledge of company technology and programs to ensure property staff are trained to utilize software systems and electronic equipment, as required.
  • Mentor, train, coach and supervise onsite team members.
  • Responsible for identifying key operational areas where additional training is needed. Provide ongoing training to all onsite personnel to ensure policies and procedures are being followed.

Qualifications and Experience:


  • Minimum of ten (10) years in the commercial property management field, with at least two (2) years in a Regional (Commercial) Property Manager (or similar) role.
  • Associate's and/or bachelor's degree, a plus.
  • Excellent communication skills (verbal, written and interpersonal) and the ability to provide excellent customer service to tenants.
  • Working knowledge of Office 365, including Microsoft Office Word, Excel, Outlook and SharePoint. Knowledge of MRI, Angus and/or Avidxchange is a plus.
  • Demonstrate initiative, professionalism, integrity, and exercise confidentiality in all areas of performance.
  • Must have a personal vehicle for driving to properties and a valid driver's license and appropriate car insurance. (mileage reimbursement provided)

Salary Range:
$110,000 - $125,000 annually, with bonus potential
