    We are seeking a Construction Project Superintendent to join our growing team You will oversee all field operations and construction activities.

    Responsibilities:


    • Manage aspects of Contracts to protect the client's interest and simultaneously maintain good relationships with Contractors and Suppliers.


    • Provide supervision and on-the-job training to onsite staff assigned to the project.


    • Provide oversight of Construction activities including, but not limited to, Framing, Drywall, Concrete Construction, Masonry, Stucco, Roofing, Insulation, Mechanical, Electrical, and Plumbing (MEP) operations.


    • To provide leadership and to establish and maintain effective and harmonious working relationships of the on-site staff and to promote a positive project morale.


    • To have a thorough and complete knowledge and understanding of the General Contract, each Subcontract, the contract drawings, specifications and addenda, and to assist in developing the on-site procedures.


    • To examine the contract drawings, specifications, and addenda for design deficiencies, impractical details, and possible code violations, and to bring these to the attention of the Project Manager, who will review them with the Architect.


    • To plan and review the Construction Program, including quality control procedures, safety and security practices, field office location and layout, temporary utilities, staging areas, equipment, and manpower.


    • To coordinate, direct, monitor, and inspect, with the Assistant Superintendent(s) and the technical coordinators (project-specific as required), the activities of the Contractors, Subcontractors, and Suppliers' labor and materials.


    • To verify, along with the Project Management team, that each Contractor, Subcontractor, or Trade Contractor has completed his contractual requirements as a condition precedent to beginning his work at the job site. This includes a Certificate of Insurance, a fully executed Subcontract, a Schedule of Values, and a Safety Program.


    • To ensure that a sufficient supply of materials and incidentals are at hand.


    • Ensure that all required permits or licenses have been obtained and that all required safety notices are posted.


    • To cooperate with and direct, when necessary, the activities of the inspection agencies and to effect remedial actions indicated by the reports of these agencies.


    • To chair coordination and safety meetings with the subcontractors and issue typewritten minutes. These meetings include daily toolbox meetings, weekly meetings, and daily coordination meetings.


    • To receive and review the Contractors' and Subcontractors' Daily Reports of work done and labor and material employed.


    • To create Project Daily Reports outlining work of the day, manpower and durations, pictures, notices of any delays or impacts, safety concerns/violations, etc. This includes creating Raken Daily reports.


    • To review and approve, every week, all as-built prints. To ensure that the as-built prints are up to date at all times.


    • To review and approve the Contractor's and Subcontractor's monthly requests for payment as needed and required.


    • To review and approve all time and material work vouchers and invoices by Contractors and Subcontractors.


    • Maintain good relations and communications with all involved in the project, including the public.


    • To maintain a safe job site, ensure that safety practices are properly implemented, and ensure that the jobsite remains safe and clean. Train employees in proper safety techniques. Safety-orientate new workers arriving at the jobsite.


    • To professionally represent the client and employer at all times.


    • Provide leadership for on-site field administration, supervision, and technical management for specific construction operations, including direct supervision of assistants, foremen, subcontractors, and other construction-related personnel. Direct those parties in planning, coordinating, and executing work on time, within budget, and maintaining a safe workplace.


    • Manage and oversee multiple projects occurring simultaneously at various locations throughout the facility.


    • Assist in the development of project schedules and communicate sequence and schedule updates to select subcontractors and vendors. Assist in maintaining the project schedule.


    • Develop and Maintain 3-week look-ahead schedules.


    • Schedule, Coordinate, Manage and Ensure all required inspections are passed.


    • Implement, maintain, and enforce a project-site-specific safety program in accordance with Policies and Processes and local laws, including all subcontractors.


    • Actively participate and/or lead site meetings for coordination, contractors, subcontractors, staff, and progress meetings.


    • Assist with the generation of a site-specific Quality Assurance program. Implement, maintain, and enforce a quality assurance and workmanship program to include all Contractors and Subcontractors.


    • Perform and monitor job site control reporting measures, including daily reports, payroll, quantity reporting, accident and incident reports, and timesheets.


    • Working knowledge of all project plans, specifications, contracts with the Owner, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and all other project-related documents.


    • Review and provide feedback on select purchase orders and subcontracts.


    • Perform a qualitative review of select contract documents for potential conflicts or interpretation issues to mitigate risk.


    • Ensure timely project completion through project scheduling, expediting of material deliveries and the management of material and document submittals/approvals.


    • Ensure that all insurance, safety, labor relations, and Equal Employment Opportunity requirements are met.


    • Understand contractors and subcontractor's means and methods in accordance with project contract documents.


    • Plan and Coordinate daily construction activities.


    • Provide scheduling input to the master schedule document and perform progress reviews to support monthly schedule updates and payment application processes.


    • Proactively identify and solve problems to minimize risk.


    • Develop and execute a plan for monitoring the completion of punch list items and coordinate select required field inspections.


    • Understand local labor requirements, availability and capability for self-perform work.


    • Provide technical assistance to all members of the project team.


    • Actively leads internal team(s) that focus on continuous business improvement.


    • Promote the growth and development of client, subcontractor and vendor relationships.


    • Demonstrated mastery of skills in these areas: managing site activity, labor relations, anticipating and resolving field related issues, establishing and enforcing site schedule requirements, managing site safety and insurance risks, interpersonal skills, ability to communicate both written and oral, and team leadership.

    Qualifications:

    • Minimum 5 years' experience performing large scale Commercial projects.
    • Ability to read and interpret Construction Drawings.
    • Organizational and Leadership skills.
