JOB RESPONSIBILITIES:


  • Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Manager.
  • General maintenance knowledge in electrical, drywall, HVAC, plumbing, custodial, and carpentry work as necessary.
  • Appliance repair experience
  • Ensure exterior curb appeal of community and cleanliness of grounds.
  • Ensure that residents are provided with a clean, safe, well maintained community.
  • Maintain accurate inventory control of tools, equipment and supplies.
  • Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible.
  • Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts.
  • Assist in performing apartment movein and moveout inspections as directed by Maintenance Supervisor or Community Manager.
  • Know current condition/status of all vacant units.
  • Recommends measures to improve methods of operations, performance, safety and quality of service.
  • Performs oncall emergency service as required.
  • Represents Sudberry Properties and the community you work for in a professional manner. Maintains a positive businesslike attitude and neat, clean, dress (including uniform) and appropriate grooming.

Other Duties and Responsibilities

  • Attends and participates in training seminars as requested.
  • Assists other staff members as needed.
  • Possess and practice exceptional safety skills when on the job.
  • Ability to work a schedule during normal hours which may include working weekends and hours in excess of 40 hours a week.
  • Performs other duties as assigned.

EDUCATION AND/OR EXPERIENCE:


Required:


  • High School diploma or equivalent
  • Appliance repair
  • 2+ years handson general maintenance experience (i.e. plumbing, electrical, carpeting, painting, etc.) at a 250+ unit property is preferred
  • Experience in property management in a maintenance technician role

Language Skills
Ability to respond to common inquiries or complaints from customers or regulatory agencies. Ability to effectively present information to Supervisor or Community Manager.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

While performing the duties of this job, the employee regularly works in outside weather conditions. The employee frequently must climb, step on standard ladders while fixing external light fixtures and other high areas. The employee is occasionally exposed to fumes or airborne particles. The employee must occasionally wear a protective mask, gloves and goggles while cleaning.

Summary
Performs various maintenance duties necessary to maintain and enhance the value of the community.

Supports and aids the Maintenance Supervisor or Community Manager in all phases of the overall physical maintenance of an income producing property.

This includes but is not limited to; the general maintenance of the property, expense control, and adherence to preventive maintenance programs and required state and federal safety programs.
