The
Resident Development Director plays a pivotal role in the administrative operation of the community, ensuring its efficient functioning under the guidance of the Executive Director.

This role encompasses tasks such as collaborating with the Sales Director for resident development & occasional outreach as coordinated with VP of Marketing, rent collection, processing all new resident paperwork, lease signings and renewals, meticulous maintenance of files and paperwork to adhere to Calson Management's processes, state and federal regulations, and the execution of general administrative office duties.

MINIMUM JOB QUALIFICATIONS AND REQUIREMENTS

  • Rents and Collections experience preferred
  • Demonstrated ability to communicate effectively (in English), both verbally and in writing, with residents and staff.
  • Meet state related requirements (if applicable to position)
  • Ability to work in a team setting and be a team player
  • Maintain a positive, respectful, and professional approach with coworkers and residents
  • Possess efficient and effective organizational skills
  • Possess excellent customer service and publicrelation skills
  • Ability to work under time constraints with little supervision and meet department deadlines
  • Computer and software proficiency such as Salesforce, QuickBooks, August Health & Rippling are preferred.
  • Pass state regulated criminal record clearance, health screening and TB clearance

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

  • Perform effective administrative support for the community, including:

  • Accounts Receivable: Track all community accounting changes and appropriate documentation, including move-ins, move-outs, credits, proposed rate adjustment, care fees, room service charges, discounts and other related changes or corrections. Prepare and record all invoices for the community, collect all monthly rent payments and assist in the collection process with past-due accounts in accordance to our policy. Ensure resident and payment documents are filed and stored appropriately and submitted in a timely manner.

Develop Comprehensive Marketing Plans: Create quarterly strategic marketing plans to support organizational objectives. Include advertising locations, promotions, and a calendar of community outreach and events.

Submit marketing plans for approval 30 days before the end of each quarter. Ensure plans are finalized and approved by the 3rd week of the previous quarter.

Execute monthly events and weekly outreach initiatives in alignment with the approved marketing plan. Maintain consistency and synergy in all outreach efforts.

Document all outreach efforts in Salesforce, ensuring meticulous records of weekly, monthly, and quarterly activities.

Regularly evaluate the success of marketing initiatives through statistical reporting. Analyze data monthly and quarterly to inform decision-making.

Property Inspection: Daily inspect the condition of the model units, common areas and exterior premises, ensuring a positive presentation of Calson to the community. Inspect prior to residents taking possession and inspect all vacant rooms to ensure they are rent ready.

Advertising and Promotions: Plan and oversee advertising and promotional activities, encompassing print, online, electronic media, and direct mailings all to be approved by VP of Marketing. Support website management, brochures, competitive analysis, advertising, monthly specials, and commission reporting (referrals)

Office Management: Assist the Executive Director with the completion of documents, correspondence, and special projects as needed. Politely assists residents as necessary or ensure other appropriate employees do so. Maintains favorable relations with corporate office, staff, residents, and vendors by responding to questions/requests in a timely manner. Performs simple, routine maintenance of office equipment, as needed.

  • Performs other duties as assigned by Executive Director or Corporate staff as well as works hand

  • Responsible for life cycle of all resident move in paperwork from date of deposit. To completed within August Health in a timely prior to move in
  • Maintain Resident information in Internal CRM. Responsible for accuracy of rent roll to ensure occupancy reporting.
  • Responsible for collection of initial 602s and medication lists prior to assessments.
  • Responsible to make sure that incoming resident has welcome card and community information materials in apartment prior to move in
  • Assist as needed with providing information to Long Term Care Insurance companies i.e., copies of invoices
  • May be required to do specialized billing with AL
