This position is included in a bargaining unit of Housing Works' New York City employees represented by a labor union known as the Retail Wholesale and Department Store Union ("RWDSU").

Accordingly, the RWDSU has the exclusive right to bargain over the terms and conditions of employment related to this position and this position may become covered by the terms of a collective bargaining agreement (a "CBA") between Housing Works and the RWDSU


Compensation:
$17/hr


Overview:


The Operations Assistant (OA) ensures that all scatter site residents are housed in safe, violation free, habitable, and secure apartments.

This includes, janitorial, maintenance, and/or repair activities within client apartments and/or Bailey House office locations.


Responsibilities:


Primary:

  • Provide repair, maintenance, and janitorial services within our scatter site housing portfolio.

Secondary:

  • Contributes to team effort by carrying out related results as needed and in compliance with all state and local laws, rules and regulations governing physical and building safety, craft, and codes

Other functions needed with this position include:

  • Ensure required inspections: initial move in, bi-annual and move out are conducted and documented as required to ensure the basic health and safety standards are being met.
  • Conduct periodic facility walkthroughs.
  • Ensuring apartment availability to clients by carrying out the turnover and preparation of apartments and the moving in of residents within thirty days as per the agency's contractual commitment.
  • Provide timely and appropriate updates to your supervisor on maintenance work orders and barriers to completion.
  • OA must be prepared to complete work timely (i.e., have appropriate tools and/or equipment).
  • Obtain client signature after work orders are completed.
  • Notify supervisor of incomplete work order before ending workday.
  • Provide assistance to all areas of the agency as requested and needed.
  • Drive agency vehicle safely and in compliance with all state rules and regulations. OA may assist Development department by driving to pickup donations. Donated items may require lifting and carrying; thus, a support belt should be worn.
  • Assist in the purchasing of unit furnishings and supplies, building equipment, and materials as needed.
  • Follows agency policies and procedures (For example, arrive to work on time, maintain consistent attendance and a 35hour work week).
  • Hours of shift may vary and require working overtime, weekends, and holidays.
  • Attend and take part in weekly supervision regularly, program meetings, and agency and/or funder trainings.
Minimum Requirements

  • At minimum, GED and 2 years of experience working with scattered site housing program.
