POSITION PURPOSE


The position requires the caretaker to live on site and provide year-round daily oversight, maintenance and management of the property including buildings and grounds.

The position provides a caretaker residence as compensation. It is not a paid position. The caretaker is able to have other full or part time employment in addition to this role.

The association property includes a community area, wooded property and beach front on Lake Michigan including a large 100-year-old community building, an onsite caretaker residence and 2 storage sheds.

The position requires a broad range of caretaker and maintenance skills. The caretaker is expected to be self-driven, knowledgeable, organized, personable with excellent communication skills.


ESSENTIAL FUNCTIONS


Experience with operating, maintaining, and servicing machinery such as but not limited to a lawn tractor, various pieces of other lawn equipment.

Maintains the caretaker residence in a good state of repair and cleanliness

Adopts, incorporates, and demonstrates the Lake Michigan Beach code of conduct in behaviors, practices, and decisions.

Provide services of a handyman including things such as fence repair, small plumbing issues, lighting monitoring, power washing, etc.).

The ability to resolve conflict and disagreements in a mutually agreeable manner and works collaboratively.

Meet with and monitor hired contractors when performing work for the club based on the contract deliverables and timeline. (pest control, tree service, plowing, etc.)

Demonstrates collaboration, critical thinking, and teamwork when making decisions and resolving issues.

Design and execute a plan of deliverables based on the essential job functions and the caretaker contract.

Provide an on-site presence to deter vandalism, disorder, and enforcement of LMBPOA rules and regulations. Notification of the proper authorities of any illegal activities and suspicious persons

Adhere to seasonal maintenance plans. Manage multiple projects/assignments simultaneously and adapts to frequent changes in priorities.

MINIMUM QUALIFICATIONS/ REQUIREMENTS
Must be willing to live year-round on the property.

No animals domestic or otherwise are allowed on or about the property without written consent of the LMBPOA board of directors.

Must be at least 21 years of age.

Must be willing to work outdoors at times in inclement weather.

Must possess in-depth, knowledge of troubleshooting non-functioning home and building operations such as basic plumbing and basic electrical.

Must possess effective communication skills, written and verbal. Communication includes electronic communication and basic computer skills.


Familiarity with managing a work order system (in excel) to communicate tasks and completions, track needs, and use for planning purposes.

Including completion dates of needed repairs and maintenance.

Must possess excellent verbal and written communication skills, be well organized, and maintain a personable manner and appearance.

1 year or more years' experience in a caretaker/ maintenance position (preferred, not required)


PHYSICAL AND MENTAL REQUIREMENTS AND WORKING CONDITIONS
Must be physically able to walk 100 yards or more, climb up and down stairs and lift 50 pounds.

Must be able to adapt to frequently changing work priorities and be able to prioritize and balance the requirements.

Must be independent and able to set and organize own work priorities and adapt to them as they change.
