Description

Responsibilities

  • Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Director.
  • General maintenance knowledge in electrical, drywall, plumbing, custodial, and carpentry work as necessary.
  • Appliance repair experience
  • Ensure exterior curb appeal of community and cleanliness of grounds.
  • Perform manual repairs when necessary (fix locks, replace windows etc.)
  • Ensure that residents are provided with a clean, safe, well maintained community.
  • Maintain accurate inventory control of tools, equipment and supplies.
  • Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible.
  • Have knowledge of location of gas, electric, and water shutoffs, all apartment and fixture shutoffs.
  • Assist in performing apartment movein and moveout inspections as directed by the Maintenance Director, Director of Resident Services, and property managers.
  • Know current condition/status of all vacant units.
  • Recommends measures to improve methods of operations, performance, safety and quality of service to supervisors.
  • Performs oncall emergency service as required.
  • Represents Southwest Equity Partners and the community you work for in a professional manner. Maintains a positive businesslike attitude and neat and clean attire and appropriate grooming.

Skills

  • Proven experience as maintenance technician
  • Basic understanding of electrical, plumbing, and other systems
  • Knowledge of general maintenance processes and methods
  • Possess and practice exceptional safety skills when on the job.
  • Ability to work a fulltime schedule during normal hours Monday through Friday 8am4pm
  • Performs other duties as assigned.

EDUCATION AND/OR EXPERIENCE:


Required:


  • Appliance repair
  • 2+ years handson general maintenance experience (i.e. plumbing, electrical, carpeting, painting, etc.) is preferred
  • Experience in property management in a maintenance technician role is preferred

Language Skills
Ability to respond to common inquiries or complaints from customers or regulatory agencies. Ability to effectively present information to the Maintenance Director and supervisors.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

While performing the duties of this job, the employee regularly works in outside weather conditions. The employee frequently must climb, step on standard ladders while fixing external light fixtures and other high areas. The employee is occasionally exposed to fumes or airborne particles. The employee must occasionally wear a protective mask, gloves and goggles while cleaning.

Summary
Performs various maintenance duties necessary to maintain and enhance the value of the community. Supports and aids the Maintenance Director in all phases of the overall physical maintenance of income producing properties.

This includes but is not limited to; the general maintenance of the properties, expense control, and adherence to preventive maintenance programs and required state and federal safety programs.
