    Description
    The Single Family Portfolio Manager is responsible for all property operations within an assigned number of properties.

    The purpose is to effectively maintain our properties to a market-ready standard under the direction of Augusta Rental Homes procedures and the Director of Property Management, while always ensuring high-level of service to residents and owners.


    Responsibilities


    Leadership: Effectively develop, lead and manage a high-performing maintenance personnel by providing accountability, guidance and support in their daily operations, in order to maximize their engagement and minimize turnover.


    Customer Service and Communication: Ensure a high-level of customer service and communication to residents and owners to enhance customer satisfaction and increase renewals, revenue, reputation and profitability.


    Occupancy: Ensure optimal physical and economic occupancy of the properties within the assigned portfolio.


    Maintenance and Facilities Management: Oversee all facilities operations including maintenance, turnover, capital improvements and service contracts to ensure quality and expense control.


    Vendor Relations: Provide consistent communication with outside vendors regarding work schedules, scope of work requirements, invoices and Augusta Rental Homes expectations.


    Lease Administration: Maintain a detailed record of residents' files and account ledgers to ensure company database integrity.


    Financial: Ensure that all rents are collected, additional fees are charged accurately, file evictions and process security deposit accounting promptly when due. Process all invoices on a weekly basis and continuously monitor total property expenses. Complete a monthly financial review of each property assigned to ensure correct owner distribution.



    • Effective Use of Notion, Lead Simple, and Buildium: Utilize various software tools, including Notion, Lead Simple, and Buildium, to manage and track operations effectively.

    Innovation & Accomplishment: Stay updated with industry trends and best practices in property management to drive continuous improvement.


    Fair Housing Policies: Ensure compliance with all local, state, and federal fair housing laws and Augusta Rental Homes' policies.


    Qualifications


    • Proven experience in property management, with specialization in managing multiple properties and projects from a centralized office
    • Understanding of marketing and accounting principles
    • Working knowledge of property regulations
    • Treats people with respect.

    • Ability to read and comprehend financial statements, such as delinquency reports, general ledgers, budgets, etc.
    • Must be able to pay attention to detail and manage time to meet deadlines.
    • Must have highly proficient computer and professional phone skills.
