Construction Contract Manager opportunity in Newport Beach

Job Summary:
The Capital Project Contract Manager is responsible for overseeing high-level capital project construction contracts. This position plays a key role in supporting the efficient execution of contracts and billing processes.


Supervisory Responsibilities:
This position directly supervisors contract administrators. The Capital Project Contract Manager hires, trains and develops a competent team.

The community manager responsibly delegates appropriate duties and monitors individual performance; identifies the need for employee coaching, counseling, and disciplines with appropriate corporate approval; sets personal and team goals, writes and delivers performance reviews.


Essential Duties & Responsibilities:

  • Reviews contract terms and conditions identifying key details and requirements.
  • Assists in managing SRG contracting policies.
  • Manages and organizes contract documents and records, ensuring accuracy and completeness.
  • Requests and maintains Certificates of Insurance for contractors and disseminates to necessary parties per contractual terms and conditions.
  • Requests and maintains required lien releases for contracts and disseminates to necessary parties per contractual terms and conditions.
  • Monitors and maintains preliminary lien notices to ensure they are properly cleared.
  • Communicates effectively with internal teams regarding contract billing schedules.
  • Manages the change order process as per contractual terms and conditions.
  • Manages and tracks all billing and issues and optimizes the billing processes.
  • Approves site purchase orders and invoices in the PMS workflow.
  • Identifies opportunities to enhance overall efficiency and effectiveness within the department.

Education and Experience:


3 -5 years related multifamily capital project experience plus bachelor's or associate degree, or equivalent combination of education and experience.


Other Qualifications:

  • Background in construction and/or knowledge of construction terminology.
  • 20% overnight travel required.
  • Valid Driver's License and current automobile insurance required.
  • Proficient computer skills including the use of MS Outlook, Word, Excel and Project.
Salary range is $74,000-$89,000/year.
