JOB DESCRIPTION

Summary/Objective

Essential Functions

  • Review contract drawings, specifications, and addenda for design deficiencies, impractical details, and possible code violations, prepare RFIs as needed, and bring these to the Project Manager's attention.
  • Take detailed Daily Reports of work done, detailing the labor and material employed, issues experienced, and inspections taking place using the program provided by the Company.
  • Keep detailed record drawings or "asbuilts" using the program provided by the Company.
  • Maintain frequent (at least weekly) meetings with the project team throughout the job. Communicate with the project team in person, by phone, or in writing.
  • Negotiate additional work with subcontractors, track time and material (T&M) tickets accurately, and maintain specifications/requisition records of these activities for the job.
  • Attend subcontractors' safety program toolbox safety meetings on a routine basis.
  • Ensure project materials and workmanship meet project quality standards.
  • Assist the Project Manager in developing and refining the project schedule, work with the Project Manager to update the schedule, and ensure the job meets the required dates routinely.
  • Document the construction process and keep all parties informed on important issues.
  • Have a thorough and complete knowledge and understanding of the prime contract, each subcontract, the contract drawings, specifications, and addenda, and assist the Project Manager in developing the onsite procedures.
  • Maintain the project schedule.
  • Maintain an adequate workforce of subcontractors to meet the project schedule.
  • Coordinate material delivery and track delivery times, ensuring that material arrives at the job site when needed. Verify material delivered and ensure it matches approved submittals, purchase orders, and plans.
  • Carry out daily COVID19 temperature checks of site visitors and subcontractors' employees and clean commonly used surfaces and equipment, as required by CDC or OSHA.
  • Verify change order work. Coordinate with the Project Manager on pricing substantial/nonroutine work change orders.
  • Coordinate all necessary inspections during the job.
  • Develop interpersonal relationships with owner's representatives, inspectors, and the architect on the project.
  • Establish and maintain a compelling and harmonious working relationship with the onsite staff and promote positive project morale.
  • Meet subcontractor project managers, subcontractor supervisors, architects, inspectors, and other stakeholders in a preconstruction conference to discuss the scope, potential problems, and decisions.
  • Conduct a precompletion walkthrough with the project team members to prepare a quality control punch list. Expedite the punch list completion and follow up until the final payment request has been submitted.
  • The Superintendent's input is required for the Project Manager to approve all requests for payment to subcontractors. Verify that requests are correctly allocated to a job, priced accordingly, and that the invoices reflect actual progress.
  • Meet with the Project Manager to create plans on how the Company will save future money on an overrunning job.
  • Maximize subcontractors' performance.

Work Environment
This position operates out of the project site. This role routinely uses office equipment such as computers, phones, and photocopiers.


While performing this job, the employee must be at the project site daily and may be exposed to ongoing construction and weather conditions.

The noise level in the work environment may range from moderate to loud. The employee is frequently exposed to fumes, airborne particles, moving mechanical parts, and vibration. The employee is occasionally exposed to various extreme conditions at construction job sites.


The employee will also need to go through a background check with Homeland Security or other applicable agencies, fingerprinting, and in-person training at the Airport.
