Nature of Work:
This is a full-time position with highly skilled management and supervisory work overseeing the operations of all library buildings and facilities.
Work involves the responsibility for planning, coordinating, assigning, and supervising the mechanical, electrical, and structural maintenance and repair of buildings, equipment, and grounds.
Considerable independence of action is required in recommending and coordinating maintenance contracts, diagnosing equipment maintenance and repair requirements, and scheduling the work of skilled and semi-skilled personnel engaged in operation, maintenance, and custodial activities.
Work is performed under the general supervision of the Library Director and is evaluated by reviews of work performance through inspection and adequacy of building operations.
Examples of work:
- Plans, directs, supervises, organizes, schedules, assigns, and evaluates work of maintenance and custodial staff.
- Responsible for preparing specifications and purchasing services related to mechanical systems of GRPL facilities; monitors the progress of the services that were purchased for performance and quality.
- Monitors the environmental control systems for efficient and proper operation.
- Analyzes capital equipment needs and recommends purchases; evaluates building maintenance costs and recommends changes as deemed necessary to reduce costs or improve efficiency.
- Assures adequate supplies, materials, and equipment are available to employees; orders supplies and materials as needed.
- Uses computers in various functions.
- Performs other work of a similar nature as assigned.
Minimum Training and Experience:
- High school diploma or a GED supplemented by college course work in civil or mechanical engineering is required; or any equivalent combination of training and experience as determined by GRPL management.
- 5 years of skilled building maintenance and repair work is required.
- Possession of a valid Michigan driver's license and vehicle insurance required.
- 3 years of supervisory experience is preferred.
- Ability to communicate effectively in Spanish is preferred.

- Ability to:
- Prepare, understand, and interpret plans and specifications.
- Prepare work schedules; prepare time and material estimates.
- Supervise, train, plan, organize, schedule, assign, and evaluate the work of subordinate employees.
- Communicate effectively and professionally with diverse groups both verbally and in writing.
- Establish and maintain positive working relationships with coworkers, building occupants, and the public.
- Make decisions in accordance with rules, regulations, and departmental practices and expectations.
- Use and operate tools and equipment of building maintenance and construction trades is a safe and effective manner.
- Manage emotions in the workplace and maintain professional composure and judgement.
- Work with supervisor and process feedback regarding job performance.
- Sit or stand for extended periods of time in the performance of the duties associated with this position.
- Lift objects weighing up to 50 pounds without assistance. Access, input, and retrieve information from a computer.
- Knowledge of:
- Practices, methods, and techniques pertaining to building and facilities maintenance and repair.
- The basic principles of mechanical and structural engineering as applied to maintenance of physical plant facilities.
