    As Sr.

    Account Manager, you will be responsible for professionally managing and expanding specific building owner accounts where dedicated personnel are already assigned.

    This role acts as a collaborator and delivers Limbach's value proposition as an integrated ODR solutions provider by efficiently coordinating internal account based personnel across the business to capture desired market share across Limbach's sales offerings to expand the relationship.

    Some examples of the work you might do includes:
    Responsible for attaining planned growth and overall gross profit goals of specific building owner account(s). This goal encompasses all work performed across the account.

    Responsible for driving and coordinating all sales related activity on the account from service, maintenance, special projects, larger ODR projects (>$500K), professional services opportunities, etc.

    Skilled at using and interpreting data to drive solutions and optimize Limbach's competitive advantage.

    Constantly in touch with customer needs and responsible for bringing new product & service ideas to better serve their accounts.

    Skilled at understanding customer funding mechanisms and spending cycles to capture wallet share.

    Develops and maintains strong relationships with all stakeholders (facility managers/directors up through the C level) to expand performance of the account(s) and keep the company embedded within the account for the long term.

    Collaborates across functional account teams to ensure the customer has a seamless experience.

    Acts a chief liaison and relationship manager in control of the customer experience from maintenance and service to larger projects that occur on the campus of their account.

    Conducts frequent and regularly scheduled account team meetings with the account designed to provide consistent and timely feedback on performance and constant value creation going forward.

    Ensures seamless, single point communication with building owners.
    Manages and resolves internal and external conflict in support of the customer.
    Develops and executes account strategy by leading strategic account planning process.
    Responsible for reviewing all major proposals that are presented directly to their assigned account. Reviews proposals for accuracy, consistency and ability to maximize profit.
    Negotiates, secures, and executes acceptable contract terms with legal department support.
    What You Need...
    7+ years of industry-specific experience.
    Experience in successful managing 1-2 accounts with a proven track record
    Strong attention to detail and ability to multitask in a fast-paced environment.
    Ability to engage in effective collaboration and communication (both written and verbal).
    Effective organizational, presentation, negotiation, and follow-up skills.
    Ability to communicate with building owners at all levels, understanding the different needs of each
    Advanced knowledge of the construction and facility services industry and marketplace.
    Ability to travel locally up to 70% of the time, primarily to client offices/meetings and job sites.

    Preferred Qualifications:
    Bachelor's Degree in a relevant field or equivalent.
    Demonstrated excellence in a customer facing role, preferably sales or account management

    Work Environment:


    This position operates primarily in a professional office environment, and routinely utilizes standard office equipment, such as computers, phones, copiers, and filing cabinets.

    Work duties may regularly necessitate walk-throughs of local job sites, during which the incumbent may utilize basic tools (measuring tape, screwdriver, wrench, etc.), and be intermittently exposed to the conditions typically associated with a construction site.


    Physical Demands:


    In performing the duties of this job, the incumbent is regularly required to sit, stand, talk, walk, hear, and possess an appropriate degree of both visual acuity and manual dexterity.

    You may occasionally be required to climb, stoop, crouch, crawl, reach, and/or perform repetitive motion.

    This is considered a light work position, which means possible exertion of up to twenty (20) pounds of force occasionally, and/or up to ten (10) pounds of force frequently, and/or a negligible amount of force constantly to lift, carry, push, pull, or otherwise move objects.
