    Program Description

    Junction Point provides safe and dignified 24/7 enhanced shelter and supportive services for at least 45 people age 50 and older experiencing homelessness. Our mission is to provide a hospitable and low barrier shelter with a harm reduction model. This is to be done in the spirit of the ministry of presence, which fosters attention to the individual and respect for each persons unique situation. This shelter is for a population of older people who are vulnerable to the weather, street predators, and illness. These people may be high needs, have serious physical disabilities, chronic and acute mental illness, active chemical dependency and trauma. Junction Point Shelter emphasizes moving people into permanent housing through case management.

    Responsibilities:

    Administrative

    • Maintain maintenance management records, including all inventory, work order, inspection, and preventative maintenance records to CCS standards.
    • Maintain strong communication with the Program Director about issues of maintenance, cleanliness and building security, and assist the Program Director in developing long term preventative and maintenance plans.
    • Work closely with the building owners maintenance staff to address larger maintenance needs as they arise.
    • Schedule and coordinate outside maintenance vendors as needed.
    • Maintain and manage janitorial team schedules.
    • Complete performance evaluations of staff; set performance goals, and keep staff fully informed of expectations.
    • Contribute and participate as a team member to troubleshoot problems as they arise and suggest/initiate procedural changes as needed.
    • Oversee work assigned to janitorial staff to ensure completeness and quality of work performed.

    Facility Management

    • Oversee work order system in coordination with Program Director
    • Periodically inspect work completed in units and building common areas, working with janitorial staff to ensure high quality work and tight cost control.
    • Respond to after-hours maintenance emergencies.
    • Working with the Business Manager, coordinate bids from independent contractors when appropriate, overseeing their work and delivery of services.
    • Maintain janitorial and maintenance supplies. Communicate with the Business Manager to order needed supplies and materials.

    Maintenance Functions

    • Perform a variety of minor maintenance tasks, applying plumbing, basic electrical and general carpentry skills.
    • Ensure all needed repairs are addressed by assessing the damage and needs, and determining whether responsibility of the repair lies with the building owners maintenance team or CCSs. Communicate to the Business Coordinator to schedule maintenance needs that are the responsibility of the building owner.
    • Understand the functions of the fire control, security systems, plumbing, electrical and other facility related systems within the building.
    • Maintain maintenance records all required inspections of building systems and safety equipment.
    • Ensure daily work orders are attended to and records kept.
    • Respond to emergencies in the building, and be on-call after hours/weekends for emergency maintenance needs that cannot be addressed by on-site resident manager.
    • Other duties as assigned

    General Responsibilities

    • Observe/follow guidelines on confidentiality rights of residents and respect their privacy.
    • Provide crisis intervention, and refer participants in crisis to appropriate staff on site.
    • Assist staff members in floor checks as needed.
    • Model interpersonal and living skills for clients.
    • Enforce building and program rules including bar policy.

    Job Conditions

    This position requires the employee to work in an environment where there may be exposure to blood, bodily fluids, and other potentially infectious material. Other exposures could include cleaning supplies, chemicals involved in pest control, paint and other materials used in building maintenance. Working conditions may include interruptions and interactions with angry persons and exposure to computer CRTs.

    • Able to hear telephone rings, phone conversation, doorbells, emergency alarms, and face-to-face conversation.
    • Able to speak clearly in person and on the telephone.
    • Able to handwrite legibly.
    • Vision that enables person to read normal size print and handwritten notes; and distance and peripheral vision than enables person to monitor large space and identify concerns that require staff response.
    • Mobility/dexterity of hands/arms to enable keying into locked areas as well as using a computer and other office equipment.
    • Able to sit for sustained periods of time.
    • Able to walk the entire building and ascend and descend stairs quickly to move from one floor to another in order to respond to emergency situations.
    • Ability to lift, move and/or carry up to 40 pounds.
    • Able to make independent decisions and apply sound judgment in performing job duties.
    Qualifications:
    • Five (5) years prior experience in maintaining a companys physical properties with the ability to lead and motivate others and
    • Two (2) years prior supervisor experience in high-volume, deadline-oriented work environment.
    • Ability to complete strenuous work for long periods of time.
    • Possess and maintain a valid Washington Drivers License, automobile insurance, reliable transportation and a safe driving record
    • Ability to lift and carry up to 50 lbs.
    • Strong attention to detail.
    • Exceptional customer service aptitude.
    • Must have knowledge of basic carpentry, electrical, painting, drywall repair and plumbing concepts.
    • Experience working independently, prioritizing work tasks, and following through with completion of tasks.
    • Ability to work independently or as part of a team; Positive attitude a must.
    • Dependable and highly organized; capable of taking personal initiative in a project as needed, making sure all work is completed and of high quality.
    • Ability to communicate effectively (written and oral) in English, delegate authority, and convey directives to non-English speaking staff
    • Proficiency in computers and ability to learn management software.
    • Ability to work within the mission and goals of Catholic Community and Housing Services.
    • Pass a criminal history background check prior to employment.
    • Commitment to harm reduction program model.

    Substitute Qualifications

    May be substituted for one year of maintenance experience:

    • Certificate of completion from a technical college in plumbing and electrical systems.
    • Certificate of completion from a technical college in general building maintenance.
    • Minimum of two years of successfully demonstrated performance of required specified tasks

    Preferred Qualifications

    • Advanced carpentry.
    • Project management skills.
    • Experience performing maintenance tasks in multi-story building.
    • Experience working with diverse populations in residential setting.
    • Ability to communicate in Spanish.
    • CPR / First Aid training
