Key Responsibilities:

Supervision and Leadership:
Lead a team of maintenance technicians, providing guidance, training, and support to ensure efficient and effective maintenance operations.

:Central Boiler System and Chiller Maintenance: Oversee the operation, maintenance, and repair of the community's central boiler system and chiller.

Ensure all heating and cooling systems are functioning optimally to provide comfortable living conditions for residents.

Unit Turnover/Renovations:
Coordinate and supervise unit turnover and renovation projects, ensuring timely completion and adherence to quality standards. Coordinate with leasing and property management teams to minimize vacancy downtime.

Vendor Coordination:
Manage relationships with vendors, contractors, and suppliers.

Inspections and Compliance:

Conduct regular inspections of units, common areas, and mechanical systems to identify maintenance needs and ensure compliance with safety and regulatory standards.

Address any maintenance issues promptly and efficiently.

General Maintenance:
Oversee and perform general maintenance tasks, including plumbing, electrical, HVAC, carpentry, and landscaping, as needed. Ensure all work is completed to high-quality standards and in compliance with company policies and procedures.

Emergency Response:
Respond to after-hours maintenance emergencies promptly and effectively, ensuring the safety and security of residents and property.


Qualifications:


  • Minimum of 5 years of experience in maintenance with 3 years of supervision, preferably in multifamily residential property management.
  • Strong knowledge of central boiler systems, chillers, and other heating/cooling systems.
  • Experience overseeing unit turnover/renovations and coordinating with vendors and contractors.
  • Ability to effectively lead and motivate a team of maintenance technicians.
  • Excellent communication, organizational, and problemsolving skills.
  • Working knowledge of safety regulations and building codes.
  • HVAC certification and other relevant trade certifications/licenses preferred.
  • Ability to work independently with mínimal supervision and prioritize multiple tasks effectively.
