Introduction:

The Operations Manager is a full-time salaried position that carries an exempt status in the department of Operations. The Operations Manager reports directly to their assigned Portfolio Manager with a dotted line to the Sr. Vice President of Operations.

He or she has key relationships with the following:


  • Customers
  • Vendors and hourly associates
  • Subcontractors, Independent Contractors
  • Senior Vice President of Operations
  • Portfolio Managers
  • Marketing and Sales Teams

Job Summary:

Under the direction of the Portfolio Manager, the Operations Manager is responsible for managing the performance of service operations in an assigned area


Duties include:

  • Hiring, training, and supervising hourly associates
  • Conducting quality assurance reports of areas to ensure that the quantity and quality of work meet company standards and specifications Portfolio Manager
  • Directly perform some project work, including carpet cleaning, tile scrubbing, strip and waxing floors, pressurewashing, and other related work

Minimum Job Specifications:


  • Education: _To qualify for the position of Operations Manager, you must have a high school diploma or equivalent training. College or specialized technical training or knowledge is preferred.
  • Experience:_ The position of Operations Manager requires one to two years of experience in managing hourly personnel in a service industry. Floor work experience is highly preferred
  • Skills:_ The Operations Manager position requires the following:
  • Leadership and supervisory skills which include the recruitment, training and supervision of hourly personnel.
  • Good oral and written communication skills
  • Excellent customer service skills
  • Proficiency with Microsoft Outlook, Word and Excel

Responsibilities:


  • Scheduling: _The Operations Manager schedules and maintains property schedules in accordance with work specifications. Ensures that positions are properly staffed. Generates work schedules and reassigns workers to cover absences. Submits overtime requests to the Portfolio Manager.
  • Equipment and Supplies: _The Operations Manager is responsible for allocating sufficient equipment and supplies for performance assignments. Maintain records of supply delivery and consumption. Oversee storage of supplies in individual storage areas and main storerooms. Report shortages to the Portfolio Manager.
  • Hiring: _The Operations Manager will work with the Portfolio Manager to recruit and select personnel for available positions according to All Clean's policies and procedures. Evaluate newly hired employees to determine continued employment beyond the introductory period.
  • Training: _The Operations Manager oversees orientation and training of all employees to standard operating procedures. Ensures that employees are aware of site rules, regulations, job specifications and safety procedures.
  • Safety: _The Operations Manager instructs workers, individually and in groups, in safety and work practices. Directs workers in use, storage, and care of materials and equipment.
  • Performance Evaluation: _The Operations Manager performs periodic evaluations of employee performance. Observes employee strengths and weaknesses and recommends corrective action when necessary.
  • Reprimanding: _The Operations Manager issues employee warnings and reprimands with the approval of the Portfolio Manager.
  • Inspections: _The Operations Manager inspects all projects prior to, during, and following work performance. Conducts written inspections of all services areas (e.g., tenant areas, restrooms, common areas, and equipment storage areas). Completes and maintains quality assurance reports.
  • Project Work: _The Operations Manager is responsible for identifying additional opportunities to upsell services and provide new project work for existing customers. The Operations Manager will also directly perform some project work, including carpet cleaning, tile scrubbing, strip and waxing floors, pressurewashing, and other related work.
  • Visits: _The Operations Manager conducts customer visits at the direction and approval of the Portfolio Manager.
  • Other Duties: _The Operations Manager performs other duties as specified by the Portfolio Manager.
