Experience/Skills Primary Responsibilities:
The Community Manager is responsible for every aspect of the property's day to day operations.
The Community Manager is accountable to the District Manager, Chief Operating Officer, and the company President for all property operations.
- Interview, hire and terminate all on site personnel in accordance with company policy.
- Direct and supervise all personnel from the office.
- Enforce company policies and procedures.
- Responsible for all collections, posting and depositing of rent according to policy and procedures.
- Approve all property purchases and make sure that you are within the budget limit. Any purchase that exceeds budget must be approved by the District Manager.
- Budget preparation and recommendations.
- Marketing recommendation and rental increases. Plan and evaluate advertising needs.
- Make sure all reports, bills and final closeouts are completed and sent in within the required time period.
- Make sure all lease files are complete and accurate.
- Ensure that the office is organized and professional.
- Follow payroll requirements and make sure all payroll is completed and submitted in a timely manner.
- Effectively communicate with all personnel regarding policies and procedures as set forth in the Employee Handbook.
- Follow all Fair Housing Laws.
- Follow all TAA Redbook Laws.
- Keep property manuals updated.
- Hold and conduct weekly staff meetings and monthly safety meetings.
- Update property, office, models, and maintenance shop inventories as required.
- Monitor daily progress of onsite maintenance staff.
- Ensure that all service requests are completed in a timely manner and to the resident's satisfaction.
- Supervise contractors to ensure Lender projects are being completed on the property.
- Discuss Worker's Compensation rules with all personnel.
- Handle and monitor all situations with regards to resident relations.
- Direct onsite personnel on attitude towards resident servicing and encourage resident retention.
- Implement a followup process after maintenance personnel have completed service requests.
- Develop resident activities.
- Review all notices to vacate and determine the cause.
- Meet with the residents that are pending move out with regards to lease renewal incentives or transfers.
- Evaluate need for special programs to improve leasing.
- Know your competition and have knowledge of their rents, availability, policies, lease terms, property condition, etc.
- Evaluate leasing performance.
Pay:
$50, $60,000.00 per year
