currently in need of an ambitious Residential Leasing agent and Flex-Office+Residential

Property Manager at an incredibly unique mixed-use property in Ravenswood. It

includes 47 new residential luxury apartment units as well as a brand new state-of-the
- art Coworking and Flex Office space on the first two floors. 1802 Bernice would primarily

serve the Ravenswood and surrounding neighborhoods. The property management part

of the role is responsible for the day-to-day operations of a flex-office space on the first

two floors and the building core operationsthis is a very unique opportunity to help

local businesses thrive; while the Residential Leasing Agent & Manager part would be

responsible for apartment leasing, marketing, and reporting on the third-sixth floors of

the property. You would be supported by a nationwide company with flex office and

residential property management excellence for the past 15 years. You would get to be

one of the first to lead our company in this unique role of leasing and managing

residential and office within the same property. We hope to do more of this mixed-use

business in the future and want to hire a leader than can help prove this will work.

comes with a strong salary, leasing commissions, and additional bonus pay on a

As a Property Manager at this location you will focus on the financial growth and sound

management of the site, successfully leasing and collections to drive increased Net

Operating Income at the property. Because your job covers the entire property

management, you have goals of not only leasing to as high an occupancy as possible,

but also to control costs and grow profits for the property each year. Looking for a leader

that can further develop the existing staff and add to the property culture so we continue

to be the place to live and work in the area.

Duties include, but are not limited to:

  • Day to day management of an entire location and its clients and guests
coordinating move-ins/move-outs

  • Know every Flex Office client and connect with them on a daily basis
  • Know every residential tenant and connect with them regularly
  • Respond to and followingup with clients in a timely manner
  • Tour and show Expansive Flex Office space
  • Resolve conflict and overcoming client complaints
  • Supporting the goals, policies and procedures of the business
  • Building the right Marketing plan to generate leads to fill and maintain high occupancy
  • Build the right resident management plan to maintain a high level of renewals to keep
above 60% each year.

  • Working with building ownership and Expansive to develop an agreedupon annual
budget, and manage the property to meet the revenue and expense targets in the

budget

  • Hire, Manage and Develop the Maintenance staff with assistance from corporate
resources

  • Overseeing the upkeep and maintenance of the property through timely response to
work orders and proactive preventative maintenance programs

  • Timely and effective management of accounts receivable and accounts payable
  • Thoughtful management of property expenses with an eye towards achieving
NOI goals.

  • Supporting Business Plan Goals Through Thoughtful Analysis & Leadership
  • Assisting in analysis of the financial results, accounting, and reporting on the
properties to help optimize performance and improve the accuracy of our business plan

projections.

  • Negotiating third party contracts for materials and services to get the best value for
the property.

  • Management of lease administration through the Yardi real estate operating system
  • Teaming with Maintenance Leader to suggest capital improvements that preserve and
increase value of the property

  • Some weekend work may be required. Additional after hours work may be required in
June, July and August as high volume move-in/move-out months.

  • Manage accurate financials for all aspects of the location, including client invoices
using a Property Management software system

  • Maintain the facility up to Expansive standards this includes amenity kitchen, show
offices, building lobby, restrooms, etc. as well as the residential common area hallways,

mailroom, etc.

  • Optimize revenue to meet or exceed location goals
  • Utilize team resources for support when needed
  • Partner and share ideas with fellow onsite and/or regional team members
  • Support events and sales team for setup and teardown of events (this may
sometimes include after hours events)

  • Ability to lift up to 25lbs daily
