ASSISTANT COMMUNITY
MANAGER

Reports To:
Community Manager


  • FLSA Status: Non-Exempt

Position Summary:

  • Responsible for assisting the Property Manager in managing all operational and financial aspects of a property to ensure Company goals are met. Results are achieved by facilitating the optimum performance of property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies.

Essential Duties and Responsibilities:


  • Demonstrates and promotes a 100% commitment to providing the best possible experience for our residents and employees.
  • Assists in maximizing the operating performance of the property.
  • Collecting and posting rent payments, issuing reminders or escalating when appropriate
  • May prepare and make daily bank deposits.
  • Show, lease and move in prospective residents.
  • Maintain an excellent customer service relationship with residents, vendors, coworkers and the community.
  • Provide clerical and phone support.
  • Conduct resident move out inspections. Review and approve Final Accounting Statements (FAS), ensuring all are timely and comply with state law and all changes are necessary and accurate as stated on the Move Out Inspection Report and company standards.
  • Maintain a calendar of scheduled moveins, ensuring all movein appointments are completed and all apartments inspected and compliant with established standards prior to movein.
  • Prepare and deliver all legal and formal notices in accordance with state law and company standards, including but not limited to late notices, change in term notices, and lease violations.
  • Demonstrate ability to resolve resident complaints and direct pertinent issues and matters to the Community Manager.
  • Initiate all necessary evictions by preparing copies and forwarding all appropriate paperwork for legal evections or other legal proceeding; ensure all evictions and legal proceeding are followed through to completion. Represent community in court cases
  • Maintain all account records and transactions including NSF's, rent allowances, concessions, rent increases and other management approved debits and credits in Resman.
  • Complete accounting Pre-Close and Month End Reports.
  • Other tasks or duties as assigned by supervisor

Knowledge, Skills
and Abilities:


  • Two years related experience.
  • High school diploma or equivalent.
  • Ability to work any of the seven days of the week, 52 weeks of the year. Our property staffing limitation makes it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.
  • Accurately perform intermediate mathematical functions and use all onsite resident management software functions.
  • Ability to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to effectively present information in oneonone and small group situations to customers, clients, and other employees of the organization.
  • Strong administrative and organizational skills.
  • Ability to fluently read and write English.
Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job's functions. May be required to travel.

While performing the duties of this job, the employee occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions. The employee occasionally works near moving mechanical parts and is occasionally exposed to fumes or airborne particles and toxic or caustic chemicals.
The noise level in the work environment is usually moderate.
