Title:
Maintenance Worker


Position Summary:

Maintenance workers maintain a functional school environment by general upkeep on the buildings.


Duties and Responsibilities (Not limited too):

General Performance Responsibilities

  • Perform emergency repairs to School District building and equipment
  • Participate in semiannual and annual preventive maintenance inspections on all building systems
  • Keep the Director of Buildings and Grounds informed of the progress of the work and any significant developments as they occur
  • Identify and correct health and safety issues in a timely manner
  • Building Security: responsible for working with Administrators and staff to maintain a safe and healthy atmosphere for students and staff through the monitoring and supervision of the campus
  • Keep work areas clean and clear of debris
  • Perform other related duties as required by the Director of Buildings and Grounds

Primary Performance Responsibilities

  • Perform corrective action and preventive maintenance regarding building systems
  • Assist in the development, ongoing updating, and implementation of the building preventive maintenance plan
  • Estimate and obtain materials and supplies required to complete an assignment according to established guidelines
  • Assure compliance with building, health, and safety codes
  • Maintain records of work performed including labor and materials used; receive work orders and determine priorities
  • Work from plans, verbal instruction, sketches and blueprints as well as assisting the Director of Buildings and Grounds with the review of construction documents for both new and renovation projects
  • Perform energy management duties in electrical, lighting, HVAC, controls, building envelope infrastructures and equipment
  • Clean, maintain and repair shop tools and equipment
  • Perform other similar and related duties as may be assigned by the Director of Buildings and Grounds, or as the situation dictates.

Essential Functions of a Maintenance Position

Must possess the ability to:

  • Perform a wide variety of general maintenance work, either related to an employee's license or not, regarding the maintenance and repair of School District facilities and equipment
  • Work independently with little direction and manage multiple tasks to meet deadlines
  • Ability to handle stressful situations and to maintain confidential information
  • Prioritize, schedule, and review work while meeting such schedules and timelines and maintain records of work. Attention to detail.
  • Ability to communicate clearly, both verbally and in writing
  • Effectively and safely operate a variety of tools and equipment per specific trade or in general use
  • Make arithmetic calculations quickly and accurately
  • Establish and maintain cooperative and effective working relationships with coworkers, administrators, faculty and staff, and the public.

Electrician/Plumber Specific:


  • Perform electrical/plumbing work requiring a Massachusetts License
  • General upkeep on buildings' electrical or plumbing systems depending on valid MA license
  • Inspecting the premises, performing routine maintenance and fixing any faulty wiring/plumbing respectively

Miscellaneous Performance Responsibilities

  • All licensed and unlicensed technicians may be required to assist others in the various trades toward the completion of assignments as discussed in the specific trades above but not limited to them.

Physical and Environmental Demands:


The physical and environmental demands described herein are representative of those that must be met by an employee in order to successfully perform the essential functions of the job.


1.


Physical:

Regular periods of physical activity requiring the ability to stand for long periods, walking, climbing, bending, crawling, and to lift, carry, and position objects.

Ability to lift/move items weighing up to 70 pounds frequently, up-to 100 pounds occasionally. The ability to make swift and responsible decisions in emergency or hazardous situations. The employee must be able to communicate through speech and take direction through hearing either normal or corrected.

An employee must have the ability to use hands and arms in order to safely operate equipment and perform the required tasks.

Good vision either normally or corrected is required.


2.


Environmental:

Frequent periods of outside work in all extremes of weather.

Interior work where the employee may be exposed to loud noise, extremes of heat and cold, and the use of various chemicals, some of which may be hazardous and require special handling.

Some work may be on ladders, scaffolding or aerial lifts.

Work Schedule:

Position will be a 40-hour workweek, Monday thru Friday daytime shift. Must be able to work any shift assigned, including weekends. Must be ava
