  • In the competitive environment of commercial investment real estate, Bridge has developed a superior team of property management specialists. The Property and Asset Management team (BPM) is responsible for executing each multifamily asset's business plan developed in the acquisition phase of the investment cycle. BPM was founded on the belief that the successful execution of a property's business plan can generate superior cash flow and value appreciation.
  • The Compliance Manager is responsible for HUD requirements, compliance reporting and filing audits for the community.

  • Notify residents of their impending recertifications using notices supplied by Property Management Software.
Process initial, interim, and annual recertifications.
Review each recertification to ensure that all checklist items are complete.

Send certification verification forms to the appropriate agencies (e.g., Social Security Administration, place of employment, welfare agency, Veterans Administration) relevant banks, and other organizations (e.g., drug stores, medical expenses, and childcare expenses).

Complete the recertification worksheet necessary to prepare the voucher (i.e., Form for the local HUD office, state agency, or local housing authority.
Ensure all information is accurate and entered in Property Management Software.
Manage the EIV system and ensure its integrity and accuracy.
Oversee the process of uploading tenant income data into the EIV system and monitor for discrepancies.
Perform regular audits and reconciliations of tenant income records to ensure compliance with HUD regulations.
Verify tenant income using EIV reports and other relevant documentation.
Identify and resolve discrepancies in reported income.
Prepare accurate income reports for submission to HUD and other regulatory agencies.
Ensure that files comply with the regulations of all funding/regulatory agencies.
Ensure recertifications are fully completed and executed with Property Manager and resident signatures by the date due.

Ensure that the recertification reporting calendar is followed and that all recertification reports and letters to tenants are run and delivered in a timely manner.

Field all resident maintenance requests and service calls by dispatching a Maintenance Technician and/or Property Manager within specified time frame to complete repairs/replacements.

Ensure work orders are handled in a timely fashion.

Follow up with tenants regarding completed work orders and report any maintenance findings to the city and/or county to correct any rent abatements.

Address resident concerns in a professional manner, Coordinate/Contact residents with inspection dates, notices, upcoming certifications, etc.
Ensure residents adhere to the lease and company policies and procedures.
Follow-up with all delinquent accounts and pursue collections, if necessary, in accordance with established procedures
Coordinate all Move-in and Move-outs for HUD units.
Conduct property inspections as related to HUD compliance.
Complete monthly, quarterly, and annual HUD reporting and maintain/update all relevant HUD documentation as necessary.
Regular, on-time attendance
Special projects and other responsibilities as assigned.

  • Certified Occupancy Specialist (COS), Certified Professional of Occupancy (CPO) or SHCM Designation is a must.
Knowledge of Department of Housing and Urban Development (HUD) rules and regulations

  • Assist Property Management with PBA, Project Based Section 8, or other subsidy contract, renewals, including collection utilities data to ensure comprehensive and includes all relevant utility services used by the property and its residents.
Basic knowledge of building maintenance, fire prevention and liability reduction principles
Ability to work independently, organize tasks, manage time, and prioritize projects.
