    PRIMARY PURPOSE:


    This position reports to the Chief Engineer and is accountable for troubleshooting, repairs and performing preventive maintenance relative to the mechanical, electrical, HVAC, plumbing systems and physical structural elements of the shopping center.


    PRINCIPAL RESPONSIBILITIES:
    The successful candidate's responsibilities will include, but not be limited to:
    Routinely inspects facility, troubleshoots and makes repairs to the mechanical, electrical, air conditioning, dry pipe and plumbing systems, as well as any structural elements on the property
    Perform a variety of preventive maintenance activities including monthly fire pump and generator testing
    Preventative maintenance on all pumps in the Central Plant and parking garages; supply and exhaust fans
    Semi-annual cleaning of cooling tower
    Maintain exterior fountains, pumps and equipment
    Periodically inspect air handling units, tighten or replace belts, replace filters, motors, TEC's and grease components. Schedule and perform annual clean downs of tenant AHU's. Maintain logs in work order system to document activity
    Operate a variety of lifts and equipment to perform preventive maintenance, minor repairs and maintain cleanliness of property
    Assist other departments, including but not limited to, Marketing event setup
    Schedule and perform other preventive maintenance programs as assigned by management
    Ensure the appropriate inventory systems, records, files, safety data sheets, supplies, equipment and tools are maintained
    Perform the job in accordance with all applicable standards, policies and regulatory guidelines (i.e. OSHA standards) to promote a safe working environment
    May perform additional maintenance duties as assigned


    MINIMUM QUALIFICATIONS:
    High School Diploma or GED preferred. Technical school certifications and/or training a plus
    Minimum 2-3 years building maintenance experience performing carpentry, HVAC, electrical, mechanical, and plumbing functions
    Ability to read and interpret documents, plans and schematic drawings and comprehend instructions. Ability to effectively present information to departmental management, employees, tenants, and outside contacts
    Ability to apply common sense understanding to carry out instructions furnished in written or oral form
    Capable of diagnosing and troubleshooting machinery, equipment, pumps and tools. Mechanical pump skills highly sought
    Knowledge of basic electrical systems and wiring
    Basic knowledge of fire protection hydraulic systems and fire protection alarm systems
    Possess above average drywall and paint skills
    Confident in one's ability to define problems, gather information, establish facts, recommend solutions
    Self-starter with ability to maintain focus working independently or as part of a team
    Knowledge of safety rules, hazards and application of accident prevention measures
    Ability to work days, evenings, weekends, and holidays
    Ability to properly lift and carry up to 50 pounds
    Valid Driver's License
