- Team Leadership: Supervise and motivate a team of maintenance technicians and contractors, providing guidance, training, and support to ensure optimal performance and productivity.
- Make Ready Coordination: Manage the entire make-ready process, including scheduling, prioritizing tasks, and overseeing the timely completion of unit turnovers to minimize vacancy periods.
- Quality Assurance: Conduct thorough inspections of vacant units, identifying maintenance and repair needs, and ensuring that all work meets company standards and regulatory requirements.
- Inventory Management: Maintain accurate records of materials, supplies, and equipment needed for make-ready projects, and coordinate with vendors and suppliers to ensure timely delivery and availability.
- Budget Management: Assist in developing and managing the make-ready budget, monitoring expenses, and identifying cost-saving opportunities without compromising quality or safety.
- Tenant Relations: Collaborate with the leasing team to address resident move-in/move-out issues promptly, ensuring a positive experience for new and existing tenants.
- Safety Compliance: Enforce safety protocols and regulations to maintain a safe working environment for maintenance staff and contractors, conducting regular inspections and addressing any concerns promptly.
- Reporting: Generate regular reports on make-ready activities, including unit turnover times, expenses, and performance metrics, to track progress and identify areas for improvement.
- Minimum of 3 years of experience in multifamily property management, with at least 1 year in a supervisory or managerial role.
- Strong knowledge of building maintenance and repair practices, including HVAC, plumbing, electrical, and carpentry.
- Excellent leadership and communication skills, with the ability to effectively manage a diverse team and interact with residents, vendors, and other stakeholders.
- Proven organizational and time management abilities, with the capacity to prioritize tasks, meet deadlines, and adapt to changing priorities in a fast-paced environment.
- Proficiency in property management software (e.g., Yardi) and Microsoft Office Suite.
- High school diploma or equivalent (Bachelor's degree preferred).
- Valid driver's license and reliable transportation.

As a Multifamily Make Ready Manager at Billingsley, you will play a pivotal role in ensuring the efficient turnover and preparation of vacant units for new residents at our prestigious apartment complex in The Colony.
