- Effectively communicating property performance to interdepartmentally, as well as with property stakeholders (owners, lenders, equity partners, etc.).
- Provide reports that communicate leasing goals, occupancy trends and leasing figures.
- Implement creative sales techniques and relationship building with prospects to achieve high occupancy and meet sales goals.
- Assists with resident retention strategies (resident communication plans, events, renewal incentives, etc.
- Oversees projected occupancy and lease expiration management.
- Creating special leasing initiatives that are site specific, targeting areas of strength or weakness in the marketplace.
- Provide feedback to Property and Regional Manager to ensure optimal day-to-day sales operations.
- Instills a sense of urgency within site teams regarding prompt interactions with prospective residents.
- Identify occupancy issues at stabilized properties and work with site staff to rectify the issue.
- Audit the leasing & application process as needed to ensure adherence to policies and procedures.
- Utilize the established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve the budgeted occupancy.
- Vigilant tracking of market trends and implementation of said tracking through outreach and market surveys.
- Develop and assist with implementing social media content and strategies.
- Assist with maintaining property digital and print collateral including brochures, flyers, newsletters, websites, etc.
- Develop and execute monthly marketing plans that are site specific.
- Affordable housing (Section 42 Tax Credit) required
- LIHTC leasing experience required.
- Excellent time management, organizational and written skills.
- Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.
- Superior human relation skills demonstrating the ability to deal with residents, peers and supervisors.
- Able to work in fast-paced environment while remaining conscientious and adhering to policies and procedures.
- Knowledge of computer software specifically Microsoft Office suite. Ability to learn property management software (Onesite/ RealPage) quickly.
- Must have a valid driver's license and pass criminal background check.
