Research Originations Analyst
We are looking for a Research Originations Analyst to join our Acquisitions team.

In partnership with the head of originations and a regional market leader, you will implement a multi-pronged campaign to generate actionable prospects for acquisition pursuits.

You will report to the SVP of Investments.

About The Role

  • Utilize intensive research efforts to create a comprehensive profile of property ownership (focusing on history/background, ownership structure, and recent developments) to deduce motivation to sell on the part of a specific owner, or groups of owners.
  • Synthesize findings from both a review of physical property characteristics and ownership profiles into a compelling thesis for the continued pursuit of specific prospects.
  • Identify, select, and reevaluate on an ongoing basis, critical decision makers and ideal points of contact for prospective leads within the brokerage community, principal ownership groups, and influencers and advisors of principal owners.
  • Conduct regular active outreach to those identified points of contact.
  • Utilize ownership profiling to formulate and deliver a compelling pitch to principal owners and influencers in favor of continued engagement with Rexford on a potential purchase and sale opportunity.
  • Assist Jr. Research/Originations Analyst to ensure that all evaluated prospects are logged and categorized in Rexford's internal database, focusing on property physical characteristics, leased condition details, seller profile and motivations, and deal contacts.
  • Collaborate with research team, market leaders, director of market strategy, executive officers, underwriters, and external contacts to accomplish a coordinated, strategic approach to acquisition target identification and pursuit.
  • Seek to maintain an informed perspective on our active deal pipeline, using insights gleaned to tailor research/lead generation activities to internal preferences narrowly and to identify ongoing trends amongst common ownership groups.
  • Generate, propose, and implement new lead generation strategies to capitalize on "microtrends" in specific industrial pockets and the broader Southern California region.
  • Spearhead and sustain ongoing dialogue with each regional Market Leader regarding both longterm and nascent trends in each infill industrial submarket.
  • Analyze relevant data from subscribed databases, regional periodicals, and governmental/public records to identify trends and patterns amongst industrial endusers and industrial property owners.
  • Construct a preliminary evaluation of relevant return metrics on prospective purchase opportunities, including capitalization rate and stabilized yield on total cost.
  • Respond to all internal and external requests for insight and information.

About You

  • 13 years of experience with market research, lead generation, or deal originations.
  • Advanced Microsoft Excel (can perform complex functions) skills.
  • Experience interpreting large amounts of data.
  • Performed thoughtful research.
  • Demonstrate a teamoriented approach to work.
  • Have Salesforce or Yardi experience.

Compensation
Rexford Industrial's total reward plan includes a premier benefits package, bonus eligibility and long-term stock incentives.

The expected hourly rate range for this role is $28.85 to $38.47 (annualized equivalent of $60,000 to $80,000), with a 10% discretionary annual bonus target and stock grant eligibility.
