    Mechanic Building Maintenance

    Unionville-Chadds Ford School District

    Full-time 40 hours/week

    Hourly Salary Range $ $24.00/hour

    Job Summary:

    The position of Building Mechanic is to provide students and employees with a safe, attractive, comfortable, clean, and efficient place in which to work, learn, play, and develop.

    They are also responsible for inspecting, installing, and doing repairs of all equipment in assigned area and under the direction of the Manager of Building Maintenance or Director of Facilities.


    QUALIFICATIONS:
    To successfully perform this position, a person must be able to perform each primary duty satisfactorily. The qualification requirements listed below represent minimum levels of educational achievement, training, skills, and/or ability necessary.

    Must have experience in HVAC, Electrical, and Plumbing.
    Be familiar with all codes pertaining to this trade and how to apply them.
    Valid Driver's license
    Willingness to work in adverse weather conditions
    5 years facilities maintenance experience
    Excellent communication and interpersonal skills
    Candidate must adhere to all local, state, federal, and school code requirements for employment


    ESSENTIAL DUTIES:

    ESSENTIAL DUTIES:


    Perform preventive/predictive maintenance on equipment such as but not limited to, air handling equipment, fan coils, and associated cooling equipment pumps, motors, electrical panels, in buildings per an established maintenance schedule to include filter changes, lubrication, replacement of belts, inspections, etc.

    Maintain records of planned and completed maintenance.
    Perform miscellaneous job-related duties as assigned.
    Utilize tools, materials and equipment related to assigned area of responsibility.
    Perform inspections and conduct preventative and/or ongoing maintenance and repairs according to manufacturer's specifications
    Know how to read and use blueprints.
    Work and practice safety at all times.

    Perform all work in a workmanship-like manner, clean up after each job, maintain tools in good order, keeping vehicle assigned to him/her in a clean and orderly condition, inform his/her supervisor of materials needed to be ordered for that trade.

    Diagnose and repair or replace worn parts in equipment
    Must work in a team environment.
    Assist other maintenance staff when needed
    Perform Filter changes on all roof top units
    Perform filter changes on all unit ventilators
    Check and replace belts on all motors, blowers as needed
    Grease all pump motor bearings as required by manufacturer
    Perform preventive maintenance to refurbish or replace deteriorating items and avoid future costly repairs.
    Required to operate and test generators to ensure safe and reliable operation during power outages.
    Collect data to be entered into the work order system.
    Operate electrical testing equipment and a variety of power tools such as drills, saws, pumps, etc.
    Document all activities in and initiate corrective work requests for failed PM's.
    May be involved in repairs to electrical, plumbing, heating, air conditioning, and carpentry, as the situation requires. Also, may be required to assist other maintenance personnel with emergency repairs when necessary.
    Operate man lifts or aerial lifts as required.
    Performs tasks assigned by immediate Supervisor/ Manager
    Complete all paperwork and electronic work orders in a legible and efficient manner. Update work orders Daily
    Must be able to climb and use ladders
    Must be mechanically inclined.
    Respond to emergency related requests (Emergency Calls) during and after regular work hours and on weekends as required.
    Assist with snow removal.
    Other duties as assigned by supervisor.

    Environment

    Indoor/outdoor environment subject to changing temperatures.

    Exposure to extreme temperature and weather conditions:
    below 32 degrees and/or exceeding 90 degrees.
    Subject to regular exposure to fumes, dust and odor, dirt, oil, grease, and noise from equipment operation.
    Work around and with machinery and motorized equipment.

    Physical Demands

    Frequently stand, walk, bend, squat, kneel, and turn.
    Regularly lift, carry, push, and pull heavy object(s) weighing up to 50 pounds.
    Occasional overhead work, reach, climb, and ascend/descend ladder.
    Manipulate hands and fingers to operate a variety of specialized tools, equipment and powered machinery.
    Clarity of vision to observe diagnostic instruments, manuals, and other printed information.
    Verbal, auditory, and written capabilities to effectively communicate in an articulate manner.
    Perform physically demanding work.
    May require driving a vehicle to conduct work.


    WORK SCHEDULE:
    Twelve (12) months per year, 40 hours per week

    School Year: 8-hour shift Monday-Friday

    Summer: 10-hour shift Monday-Thursday (day)

    Overtime may be required (possible weekends)
