    Opening Date: 04/30/2024Description The position is responsible for overseeing and coordinating all aspects of the College's facilities maintenance operations at the Key West Campus and Big Pine Key Property.

    This includes managing a team of maintenance staff, developing maintenance schedules, implementing preventive maintenance programs, and ensuring compliance with safety regulations.

    Duties range from managing and operating energy management, utility, and chiller systems, as well as maintaining vehicles, equipment, and warehouse logistics.

    The position also involves managing services with providers for custodial, grounds, and security contracts. This role operates under the general supervision of the Director of Facilities.

    Examples of Duties Plans, directs, and supervises the work of maintenance personnel and external contractors engaged in maintenance and repair of plumbing, painting, carpentry, air conditioning, electrical systems, elevators, fire systems and fixtures.

    Assists the Director, Facilities with facilitating and implementing remodeling and renovation projects as required.

    Oversees and plans preventive maintenance and emergency repair services for all College facilities ensuring efficiency of equipment and integrity of the structures to include all chiller operations.

    Oversees contract security services including, but not limited to, reviewing live security cameras, and reviews stored security camera data as required.

    Available for fire and security related issues. Verify the overall security of the campus as required. Maintain the key log and distribute keys as appropriate. Serves as the security and safety coordinator for the Key West Campus.
    Provides technical assistance regarding compliance and regulatory issues and in maintaining facilities operations policies and procedure manual.
    Oversees energy management, ensuring effective and efficient administration of HVAC operations.
    Supervises postal services, shipping, receiving, and distribution and warehousing functions.
    Completes duties as required for maintenance, including courier service, custodial services, grounds keeping, recycling, and refuse disposal.

    Assists the Director, Facilities with compliance and regulatory issues and in maintaining facilities operations policies and procedure manual for all College locations.

    Recommends the purchases of building and maintenance supplies, machinery, equipment, tools, and furniture.

    Supervises and directs all maintenance employees including employment recommendations, orientation, evaluation, training, and disciplineEnsures reporting is completed on time and accurately.

    Maintains files for ready access.
    Reconciles, tracks, and inputs invoices for payment for all facilities and maintenances budgeted expense items. Approves invoices for payment, and processes-annual purchase orders.
    Creates electronic requisitions for department and maintains purchase order history.

    Participates in Strategic Planning and annual planning/budgeting process; manage Maintenance departmental budget to include establishment of budgetary goals, preparation of budget requests, and management of budgeted resources.

    Initiates, tracks, and follows-up all work orders with special attention to those pertaining to key areas such as safety, fire safety and fire safety violations.

    Receives, compiles and inputs data for service requests; distributes work orders to appropriate personnel; assists with the tracking of all service contract work.

    Maintains the distribution, receipt, and filing of lock/key requests and inventory.
    Maintains records on all College vehicles for mileage, gas, repairs, and maintenance.
    Maintain safety equipment for the Culinary and Food Service Department.
    This position requires that the incumbent maintain accessibility, as much as possible, via cell phone, for business purposes.
    Performs maintenance work and activities as required.

    Qualifications Knowledge, Skills, and Abilities:

    Proficient in the use of technology. Ability to use computer-based information to facilitate the governing of energy management and building automation systems.
    Knowledge of building systems, facility maintenance, and construction trades.

    Must be self-directed and able to work independently while meeting deadlines, reporting requirements, and ensuring the running of a safe location.

    Ability to be detail oriented and organized.
    Ability to supervise effectively.
    Ability to plan and schedule work, make decisions, delegate (if applicable), and provide accurate reporting.
    Ability to maintain effective working relations with the college community.


    Education and Qualifications:
    Bachelor's degree in any field from an accredited institution required. Five years of directly related experience preferred.
    Prior experience working in a college or similar setting preferred.(A comparable amount of training, education or experience may be substituted for the above minimum qualifications.)

    Licenses, Certifications or Registrations:
    Valid Florida Driver's

    License Physical Skills:
    Ability to drive a vehicle.
    Ability to lift and carry up to 50 pounds.
    Ability work on a ladder.
    Ability to bend, climb, stand for long periods of time.


    Environmental Conditions:
    Normal office/construction environment. Manual labor will be required.

    PAID TUITION
    • Tuition fees for credit courses taken at the College are waived for employees and their eligible dependents, including domestic partners.
    Tuition and student fees are waived for non-credit physical education courses.
