We are looking for a
Regional Maintenance Supervisor to supervise the Building Maintenance staff in the performance and execution of their daily, weekly, and monthly assignments and to guide the Building Maintenance in adhering to the Preventative Maintenance Schedule(s) and Safety Program guidelines.


Essential Job Duties

  • Responsibilities include the interviewing, hiring, training, and working in directing the work of the employee(s)
  • Manages new hire training and development in the maintenance department as well as maintaining current files on the training(s) completed.
  • Conducts Performance Evaluations after the 90 days for new hires and annual evaluations for all maintenance staff under his/her portfolio.
  • To supervise field staff at their respective building(s), provide guidance in understanding and adhering to the TELACU Residential Management policies and procedures.
  • Manages attendance, punctuality, overtime, and E-Time reports as well as the approval of sick, vacation, jury duty, and other time off including the reviewing of tardiness and absences.
  • Manages the vacation calendar to ensure that the buildings have proper and appropriate coverage during scheduled time off.
  • Works with the company Safety Specialist in coordinating safety meetings, monitors staff in the adherence to the company safety protocols in the prevention of workrelated injuries. Maintains safety logs to training meetings for all topics and each project.
  • Reports all work related injuries within 24 hours of occurrence, investigates injuries, and submits all needed documents to the Safety Specialist Office.
  • Works directly with the Budget Department to review financial statements on the Year to Date expenses, expenditure patterns, and to better forecast budget amounts
  • Responds to afterhour and weekend Emergency Calls by providing Maintenance and vendor support.
  • Perform building inspection(s) and create checklists for Building Maintenance to perform other than routine work to be performed in preparing for Building inspections that include city, state, and REAC Inspections.
  • Manage the vacant turnover(s) by performing inspection of the unit for painting, flooring, appliance, hardware, and system needs. To also coordinate the vendor(s) needed for performing these tasks in assuring we comply with our company policy in unit turnover.
  • Work together with the Social Services programs with HUD related requests and accommodations to ensure we meet the requirements.

  • Willingness to work after hours and on weekends as needed.
  • Strong organizational and time management skills with attention to detail.
  • Adhere to eTime management systems, attendance policies and safety regulations.
  • Maintain the highest ethical standards and understands and lives by TPM's business conduct and policies.
  • Travel: Occasional driving required locally for company business. Must have a valid California Driver's License, proof of current vehicle insurance and a driving record that meets the Company's insurer's criteria; must be able to use own vehicle in the course and scope of work.

Knowledge and Skills:


  • Knowledge of Building systems related to heating and cooling, plumbing, electrical, sewer, fire sprinklers systems and low voltage, nurse call systems.
  • Knowledge with precision measuring instruments or electronic testing devices.
  • Knowledge in the use of hand and power tools.
  • Preferably bilingual in English/Spanish (written and oral).
  • Computer Skills: Microsoft Office Suite (Word, Excel), Outlook, Internet search engines. Familiar with PDA devices such as smart phones and tablets
  • Equipment Use: Shampoo machine, vacuum cleaner, stripping machine, Whittaker machine, A type ladders, power and hand tools, pressure washer, drain line cleaner, concrete grinder machine, tile cleaner, electrostatic disinfectant sprayer, phone, fax, PC, tablet.

Experience and Education:


  • Bachelor's degree in Project Management or equivalent combination of education and experience preferred.
  • Course work/seminar attendance in HUD and Fair Housing Laws.
  • Certifications related to HVAC, Electrical, Plumbing.
  • Working knowledge of Building Systems related to fire sprinkler and emergency pull stations required.
  • Must be bilingual and fluent in English/Spanish (written and oral).
