We are HL Property Management, HL General Constructions and HL Dynasty Real Estate.
We are looking for Experienced Property Manager that can lead the Property Management Department to better and advanced than now.
We are looking for individual that able to bring fresh and new ideas to lead Property Management Department to be better and growth as individual and as corporation.
Job responsibilities include but are not limited to the following:- Oversee, maintain, and inspect all designated buildings and properties
- Coordinate ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies.
- Preparing and managing budgets on operation and maintenance on each property.
- Addressing tenant complaints violations, problems and inspecting vacated units.
- Establish and maintain relationships with tenants.
- Contracting and supervising repairs and maintenance work.
- Manage onsite staff, and vendor and contractor relationships.
- Select tenants through interviews and background checks.
- Setting rental rates, prepare and enforcing lease agreements.
- All tenants should have the copy of lease on the system and current.
- Keep maintain all leases to be current, scan and file electronically and physically.
- Prepare and maintain all records, correspondence, and files.
- Tenant should be contacted before 3 months lease expired for renewal.
- Supervise on Move in and move out tenants. Make sure documented the process move in and move out by taking pictures and tenant need to sign out move in and move out forms.
- Terminating leases and initiating eviction proceedings when the tenant is not complying to the lease and/or law.
- Register and renew each property to HPD, DHCR and Section
- Always update to all the laws and compliances as representing Building Owner.
- Oversee tenant improvement construction with Field Property Manager.
- Create tenant improvement Budget and the budget will need to be communicated to Field PM and Controller
- Ensure implementation of security and safety safeguards and procedures for portfolio of properties managed.
- Maintain and organize electronic and paper tenant and building files.
Pay:
$70, $90,000.00 per year
