JOB RESPONSIBILITIES:


  • Read, interpret, leases and other minor legal documents related to the portfolio.
  • Keep track and review CAM reconcilliations and billing for tenants and other owners
  • Work with accounting to prepare or revise monthly financial reports for the portfolio and present property information to ownership.
  • Prepare, review, and approve annual operating budgets and income projections, including analysis of monthly expenses, cost allocations, and operational efficiencies.
  • Communicate all legal matters with attorneys and keep track of legal calender
  • Visit properties monthly to inspect their condition, provide direction to general contractors performing tenant buildouts, push parties through tenant buildout process, and measure their compliance with lease requirements and company policies.
  • Monitor critical dates in the lease portfolio (rent commencements, expirations, renewals, tax deadlines, etc.). Prepare necessary documents as needed.
  • Propose and manage new Capital Improvement Plan and its project cycle, budget, contracting and finances, with a multiyear property improvement schedule.
  • Resolve highlevel issues with commercial tenants, vendors, and contractors, while working outside legal counsel.
  • Work with Facilites Manager to ensure tenant repair and maintenance requests are timely and professionally responded to and managed, with an emphasis on quality and costefficiency.
  • Work wih insurance brokers to obtain proper coverage for properties.
  • Other property managementrelated duties, as assigned.

QUALIFICATIONS AND ESSENTIAL JOB FUNCTIONS:


  • Ability to work independently and on teams in a fastpaced environment with strict deadlines.
  • Minimum 5 years of retail real estate property management experience.
  • Experience with local, regional, and national community shopping center tenants and retail construction buildouts.
  • Commercial real estate accounting experience.
  • Proven style of being proactive and multitasking among various projects and assets with organized, methodical system.
  • Excellent negotiation skills and high attention to detail and accuracy.
  • Excellent verbal, written, and interpersonal communication skills to maintain professional demeanor.
  • Proficiency with Microsoft Excel, Word, MRI, Yardi, Avid Exchange
