    POSITION SUMMARY:


    At Heritage Greens, the Sales Director is responsible for the entire sales process that reinforces the community's brand reputation, increases awareness of the community's services and programs, develops prospective residents and achieves maximum revenue goals.

    The Sales Director effectively uses sales tools throughout the process.

    Manages successful transitions from where the sales process ends and the move-in and welcome process begins, to ensure a smooth and welcoming resident experience.


    ESSENTIAL JOB FUNCTIONS:


    Connect with prospective customers and contacts on a regular basis, effectively using a variety of communication methods that provide value to the customer, to promote continued interest in moving into the community.


    Manage the sales process by maintaining a viable wait list, gathering and keeping accurate records of prospective residents' needs and preferences, and educating them about how the community's services and programs would benefit them, and converting leads to move-ins.

    Achieve balanced results in associate engagement, resident loyalty, and financial performance.


    Manage and improve resident and family satisfaction and loyalty using a variety of listening and learning methods, process improvement, and the anticipation of and responsiveness to needs and concerns.

    Attends weekly sales meetings and quarterly marketing calls.

    Organize strategic and exciting outreach events to promote the community, generate interest and attract new residents for the community.


    Coordinate with Dining, Wellness, and other team members to organize and implement successful marketing events and work closely with the Home Office on advertising.


    Conduct Business Development with local community professional organizations, realtors, doctors, medical centers, community groups, and more, in order to spread the Kisco story and generate new revenue.


    Deliver presentations to community groups to educate constituents about senior living options with Kisco in order to generate interest and referrals for the community.

    Organize and conduct community experiences for prospective customers, as well as in-home visits as needed.

    Perform market analysis and develop an effective sales strategy based on an understanding of the competition.


    Manage the sales process by maintaining a viable waitlist, gathering and keeping accurate records of prospective residents' needs and preferences, and educating them about how the community's services and programs would benefit them, and converting leads to move-ins.


    Develop a vibrant sales culture, in which associates contribute to a successful sales process by recognizing their importance at all times in promoting the community and attracting new residents.

    Analyze sales reports and other data to further improve sales ratios and revenue production.

    Manage apartment inventory effectively to include accurately forecasting move-ins and move-outs.

    Develop and manage the Sales budget to operational guidelines.

    Perform other related duties as required.


    QUALIFICATIONS AND SKILLS:
    Bachelor's Degree

    3 to 5 years' sales experience with excellent closing results

    Experience with proven sales techniques

    Previous experience working with seniors' a plus

    Ability to build effective teams, and have the courage to lean into difficult issues

    Strong communication skills with the ability to relate well to others and to connect and build relationships

    Excellent closing abilities with the ability to identify and use a variety of closing methods to advance the sale and remain aligned with the customer

    Qualifications:

    BS Degree or equivalent from four year college or technical school and two years related experience; or equivalent combination of education and experience.

    ETQ or equivalent Electronic PDM systems or similar software application experience is a plus.

    2)The position requires the ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals, ability to write routine reports and correspondence and the ability to speak effectively before groups of customers or employees of organization.


    The position requires the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals and the ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

    4)The position requires the ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form and the ability to deal with problems involving several concrete variables in standardized situations.

    • Handle a wide variety of clerical and administrative tasks such as document control, and project group leadership support.
    • Perform administrative project activities related to safety, quality, project cost and commitment reports, equipment rental, document control and procurement support.
    • Prepare project payroll for craft personnel on local jobs.
    • Coordinate project activities related to accounts payable, client billings, and project cost reports, equipment rental and expendable material purchases.
    • Maintain communication with project and corporate management to ensure all accounting related activities support the construction schedule, cost report formats, and client requirements.
    • Build and maintain all files for project team.
    • Set up project numbers.
    • Communicate and distribute project related information to vendors and internal partners.
    • Provide support and assist with documentation for Project Manager(s) to track, pursue and bill for extra work.
