Responsible for maintaining the building and grounds of The Residences at Miami, including all needed preventative and responsive maintenance tasks.

Installs, maintains, and repairs machinery, equipment, physical structures, and pipe and electrical systems.


DUTIES AND RESPONSIBILITIES:

• Repairs and maintains physical structure of the interior and exterior of the community
• Maintains scheduled and unscheduled maintenance on

:

H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape and kitchen equipment.

• Performs general maintenance projects including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair
• Completes Maintenance Request Forms.
• Routinely inspects ceiling tiles and replaces as needed.
• Routinely inspects exit overhead and overhead lights and exchanges burned out bulbs.
• Does routine repairs on facility equipment to include medical equipment not covered by contract or warranty.
• Repairs holes in walls, fixes locks, and adjusts doors for proper closure.
• Primes and paints walls and door joints as needed.
• Prepares rooms for new admissions.
• Operates machine to clean and wax floors.
• Must maintain required logs for equipment as necessary.
• Performs any other duties as assigned by supervisor.
• Operates and transports residents using company transportation.
• Perform other duties as assigned by the supervisor.

Must be 18 years of age or older with a high school diploma or equivalent GED.

Preference for at least two years prior experience working with the elderly population.

Must be able to communicate verbally, and is able to read, write and understand English

Have excellent interpersonal skills, good planning and organizational abilities.

Have the ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

Have the ability to write routine reports and correspondence.

Must have a valid driver's license and a driving record that meets the insurance standards of the Residence.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to sit, stand, and walk; use hands to finger, handle or feel; and talk or hear.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

The employee must be able to stoop, bend, and lift up to 100 pounds.

Able to stand for prolonged periods of time, up to 8 hours per day.

Able to push and pull up to 100 pounds.

Must be able to climb ladders and access high areas.

Must have manual dexterity to be able to perform essential tasks.
