This position could be for either Full-time or Part-time.


Full-time - $50-$55K or
Part-time:

- $23-$25 per hour (25 hours per week), plus on-call requirements.

What You'll Do:


Outside property and grounds:


  • Shovel snow from sidewalks and entrances, also salt. (Early mornings, nights, and weekends)
  • Blow leaves from lots, sidewalk, and entrances. Clean leaves from mailroom entrance steps.
  • Trim bushes in Heartland parking lot.
  • Mulch Heartland lot beds, and out front around tree on Duke St.
  • Plant flower in flower boxes and Heartland pots in the spring.
  • Clean trash up from dumpster areas.
  • Make repairs and improvements as needed.
  • Light bulb replacements.
  • Maintain outside flags and appearance of flags as they become tangled.
  • Turn on and off building eve heat strips.
  • Parking lot enforcement.
  • Polish brass railings.
  • Maintain signs and replace where needed. Paint exterior pipes, parking posts and doors.

Inside buildings:


  • Replace light bulbs.
  • Replace ballasts in lighting fixtures.
  • Make repairs for safety and improvement reasons.
  • Have keys made for cabinets, door, etc.
  • Reset office door locks.
  • Replace air filters.
  • Replace ceiling tiles or spray where possible.
  • Diagnose HVAC system issues.
  • Blow out clogged condensate lines (HVAC).
  • Blow down boilers (2x week).
  • Monitor boiler expansion tank.
  • Reset boilers as needed.
  • Regulate thermostats in switching between seasons.
  • Unclog sinks and toilets.
  • Repair toilet flappers/floats and sink valves.
  • Immediate clean ups that are required.
  • Replace batteries in towel/ soap dispensers, clocks, etc.
  • Maintain all emergency lighting replacing batteries every 45 years. Replace circuit boards as needed.
  • Conduct fire drills.
  • Fire Extinguisher inspections. AED inspections. 1st aid inspections/ maintenance.
  • Assist IT when needed.
  • Move reasonable office furniture. Assist in training room set up for events.
  • Remove and install under desk keyboard trays.
  • Replace drinking water bottles.
  • Move boxes of shredding materials to storage.
  • Trap wildlife that makes their way into the buildings. (Bats/bugs/birds)

Tenant occupied spaces:


  • 4 apartments and 4 business offices
  • Make repairs as required.
  • Make repairs and touch up between tenants.
  • Meet with realtor for showing appointments.
  • Be the first point of contact for tenants.
  • Communicate with Roche F. about any condo issues

Coordinate office vendors and services:


  • Cintas paper products and cleaning supplies.
  • Printing paper vendor and place orders through accounting.
  • Office supplies deliveries.
  • Shredding vendor.
  • Water vendor.
  • Fire extinguisher vendor.
  • Elevator inspector and service vendor.
  • Gas line inspectors (UGI).
  • Fire department inspectors.
  • Pest spraying vendor.
  • Termite inspection vendor.
  • Carpet cleaning contractor.
  • Boiler inspections and service.
  • Salt delivery and orders.
  • Parking lot snow remover contractor.
  • Acquire quotes for projects and supervise/ schedule contractors.
  • Vector security and their inspections.
  • Monitor cleaning contractors being the first person of contact.
  • Coffee vendor.
  • Office carpet mat vendor.

Office moves:


  • Acquire moving quotes. Storage quotes.
  • Coordinate moves.
  • Office supplies:
  • Distribute printing paper and order when needed.
  • Distribute and stock bathroom paper supplies as required. Also, water cooler cups.
  • Distribute air freshener, hand sanitizer, and other cleaning products.
  • Inspect under desk portable heaters.

Other duties:


  • Participate in monthly safety committee meetings and yearly office inspections.
  • Maintain safety and security of the buildings and for employees.
  • Complete company trainings.
  • Transport supplies to Quarryville office. Change air filters and fix maintenance issues as they arise.
  • Assist at other locations as needed (ex. Capital region office).
  • Transport recycled light bulbs and batteries to recycling center.
  • Reprogram door keypads.
  • Be the first point of contact for Vector alarms incidents.

What You'll Need:


  • Experience with electrical, plumbing, HVAC and carpentry required.
  • Licensed in electrical, plumbing, HVAC and carpentry preferred.
  • Basic Computer Skills required.
  • Able to lift 50lbs is required.
