SUMMARY Coordinate the tasks needed to maintain the buildings and grounds in a state of good repair, cleanliness and attractive appearance.

REPORT TO
ESSENTIAL JOB 1. Establish and carry out a preventive maintenance program.

RESPONSIBILITIES 2. Maintain policies and procedures for proper

maintenance of the buildings, grounds and equipment.

Coordinate and assign work to staff involved in environmental services.
Requisition supplies needed for specific job function.
Maintain neat, clean interiors and exteriors of the buildings.
Ensure that sidewalks and driveway are swept clean and free from rubbish and debris.
Ensure that driveways and walks are plowed in winter,

cleared of snow and salted to prevent icing.

Ensure safe and proper storage of cleaning supplies, chemicals,

tools and equipment.

Participate in tasks needed to maintain buildings and grounds.
Participate in performance evaluations and disciplinary action

required for Environmental Services staff.

Report concerns about residents' well-being to Case Manager or Administrator.
Repair equipment or requisition needed services to repair

equipment.

Check daily for work requests of staff and residents.
Perform handyman tasks for residents.
Maintain an accurate ledger of repairs and services provided and submit to the office by the designated date each month.
Ensure proper removal and disposal of trash.
Assist with room setup and cleanup for special events.
Inspect buildings and grounds weekly and repair items

identified as needing repair; replace light bulbs.

Inspect emergency lighting, smoke detectors, fire extinguishers, sprinklers and ducts as required by New York City Code.
Carry out other duties as assigned by supervisor.
