Job Description

Professional Property management firm is seeking a qualified Maintenance Technician. This individual must have 'handyman' type skills to perform minor plumbing, electrical, carpentry and similar tasks. Our maintenance technicians use their own tools and vehicle and will service properties in Los Angeles and Orange Counties. Our firm was established in 1995 and currently manages 4,500 apartment units. With an opportunity for future promotion, this full-time position offers: Medical/Dental/Vision benefits, paid holidays, paid vacation and a very competitive compensation structure. Compensation commensurate with experience.

The Maintenance Technician will service our properties as well as support our Property Management and Hospitality teams as they deliver best-in-class products and services to our customers. This position is critical to the team's success. The right candidate will be a team player and maintain the highest standards of excellence in work quality and work ethic.

RESPONSIBILITIES

MAINTENANCE

· Complete make-ready process of vacant apartments as directed by the Maintenance Supervisor and/or Property Supervisors.

· Responsible for alerting the Maintenance Supervisor and Property Supervisor of any unusual occurrence and/or damage that has taken place or that may occur

· Daily operations- work orders, turnovers, material checklist

· Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees

· Assure safety standards are used which comply with all company, local, City, State, and Federal guidelines

· Ensure compliance of all work-related activities in a fair, ethical, and consistent manner

· Follow established company policies and those outlined in the Employee Handbook

· Special projects and other responsibilities as may be determined

JOB QUALIFICATION REQUIREMENTS:

Must have a minimum of 3 years of apartment and general maintenance experience.

Bilingual in helpful but not required

· Experience in basic trades; plumbing, electrical, carpentry, appliance repair, and painting

· Acceptable driving record and auto insurance

· High School Diploma or GED

· Successful completion of a background check

· Ability to work as a self-starter and work under pressure with deadlines

· Ability to communicate with fellow employees as well as tenants and outside vendors

· This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly

· Conduct all business in accordance with company policies and procedures, Federal, State, and local Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to property management.
