Position directly supervised by the Forman. Responsible for general maintenance of apartments, buildings and grounds, including but not limited to the following.

• Reports directly to Forman for any work that needs to be performed by outside contractors.
• Interior cleaning of common areas, such as waxing of floors three times per year.
• Run generator for at least 15 minutes per week.
• Painting and decorating of apartments and common areas on an as needed basis.
• Maintenance of upkeep of plumbing and heating systems. Call outside contractors if necessary Minor carpentry as needed.
• Landscape maintenance includes lawn trimming, edging, and shrubbery, and fertilization, tree trimming, and leaf removal as needed.
• Snow removal of walkways and roadways during working hours and after hours, when necessary, ice control. Sanding as needed.
• Informs Forman of any equipment, tools, appliances, and or materials that are needed for proper maintenance on the properties.
• Refers all tenant requests for services to the Forman and shall respond according to emergency situations. All non-emergency requests shall be forwarded to the Forman who will determine the appropriate action to be taken.
• Makes yearly inspections or more as needed of all apartment units as deemed necessary by Forman.

• Make sure trucks are cleaned and maintained weekly, inform the Forman if service is required. Keep a log of oil changes, repairs, etc. prepare weekly and monthly reports for review.
• Weekly inspections of basements

- make sure there are no unauthorized items, and no leaks and de-humidifiers are working properly.

16. repair items in Apartments such as broken toilets, cabinets, flooring windows, etc. as well as perform special projects and assignments as deemed appropriate by the Executive Director & Forman.


Pay:
$ $25.00 per hour

Expected hours: 35 per week
