The Montebello Condominiums is seeking an experienced Facility Manager to join our team of 60+ employees at our unique condominium campus on 35-acres in Alexandria, VA.

The property is comprised of 4 high-rise Towers with over 1000 units and top of the line amenities.

You will be collaborating closely with the General Manager and leading a thriving on-site Engineering Team to maintain the property at the highest level while providing 5-star service to Residents.

Salary:
$95,000+, DOE


Schedule:

The work schedule is expected to be Monday through Friday 7:30am-4:00pm, with some flexibility in working hours depending on the needs of the building.

You are on call as supervisor backup via phone 1 week per month unless a catastrophic emergency.

Duties and Responsibilities:

The Facilities Manager is responsible for direct supervision of the chief of engineering and assistant facilities manager in coordination with the General Manager.

The operation and maintenance of the buildings' physical plants, structural and supporting elements necessary for the operation of the building, assures the provision and maintenance of equipment cleanliness, and efficient physical plant operation.


  • Plans and oversees all facility operations and maintenance by administering an annual preventative maintenance calendar for mechanical and operating systems. Performs maintenance when possible and recommends companies for proposals of services that cannot be accomplished in house. The Facilities Manager is expected to keep manuals and books onsite with information on the proper maintenance and operation of all pieces of equipment in the building.
  • Supervises preventative maintenance for both common and inunit service.
  • Maintain and administer an inventory of Montebello property, furniture, fixtures, tools and supplies.
  • Supervises training and education of chief of engineering, engineering, and maintenance personnel to ensure the highest standards within the industry are consistently attained.
  • Conducts a detail inspection of each tower (from roof to basement) monthly.
  • Monitors and administers facility operation in accordance with VA code, Federal Statutes and OSHA requirements.
  • Administers recurring mechanical contracts.
  • Solicits bids and administer contracts for minor repairs using the associated line item and certifies the completion of contract.
  • The Facilities Manager will assist in the deployment of specifications and bid requirements on all major repairs and renovation projects.
  • Supervises and executes timely response of maintenance repairs, both emergency and routine, to ensure the highest standards are maintained.
  • Administers and controls budget line items that are related to maintenance and repairs. Assists in the development of the Annual Budget.
  • Attends meetings and reports to the General Manager or The Board of Directors as requested on all building systems.
  • Coordinates with General Manager and consultants when necessary; guides and advises the Board of Directors in all matters involving building systems and engineering.
  • Monitor energy consumption and recommended actions to reduce use when practical.
  • Working with the General Manager, the Facilities Manager hires, evaluates, reviews, all engineering, maintenance staff, and maintenance coordinators. Recommends salary adjustments and training for engineering and maintenance staff.
  • Inspects daily, all major or vital pieces of equipment and maintains a set of inspection files, with daily, weekly, monthly, quarterly, and semiannual maintenance logs for every piece of mechanical or electrical equipment including all motors regardless of size, pumps (standby as well), valves, boilers, interior and exterior lighting, emergency generators, elevators, trash compactors, fire protection equipment, pool equipment, supply and exhaust fans, air handlers units, and all other equipment as assigned.
