Supervises and coordinates personnel in the operation of Building Maintenance for all facilities covered by

Central Services, including building, property, and all mechanical systems.


SCHEDULE:

Monday-Friday, 1st Shift; Flexible work schedule option of four (4) ten (10) hour workdays per week (April - October).

Hours may vary based on operational needs.


Pay Rate:
Up to $60,000/year (Exempt)


SUPERVISION EXERCISED:

Responsible for overseeing office functions.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

This list represents the types of duties required by the position. Other duties may be assigned as reasonably expected.

Schedules and assigns work and personnel each day for Building Maintenance operations.

Oversees the preparation and processing of repair orders, purchase orders and requisitions.

Maintain records of all expenses, materials needed and all work in progress.

Directs all work procedures, evaluates work progress and job performance.

Provides daily, weekly, monthly, and yearly reports as required.

Maintain a working knowledge and skill level of present and future technology as it relates to technical building maintenance.

Inspects building and grounds for problems or conditions and takes remedial action if necessary.

Conducts a variety of building maintenance repairs, along with preventive maintenance on all types of building management systems.

Ability to work with electricity, HVAC Systems, plumbing supply lines and drainpipes. Must have ability to frame walls, hang dry wall, plaster, paint, and install ceramic tile.


Having mechanical ability to perform repairs on a variety of equipment using job specific hand and power tools and to conduct all duties in a courteous, professional manner.


Support all facility policies and follow all established procedures along with maintaining ethical standards of conduct while performing all duties.


Ability to respond to maintenance calls from other departments, assist other building and grounds staff in moving furniture, moving heavy objects, housekeeping, snow and ice removal, overall grounds care.

Estimate labor, material costs, and maintain accurate records of all repairs.


NON-ESSENTIAL/MARGINAL FUNCTIONS:

Assume additional responsibilities as required. Keep work area clean daily.


EDUCATION / QUALIFICATIONS:

To perform this position successfully, an individual must be able to perform each essential duty in a satisfactory manner. The requirements listed below are representative of the knowledge, skill, and/or ability required. Any combination equivalent to graduation from high school.

Some specialized training in building maintenance and three years of experience in electrical, plumbing, heating, and carpentry.

Knowledge of safety hazards and precautionary measures.

Ability to understand building layouts and read blueprints.

Must have adequate amount of personally owned tools to perform job functions.


CERTIFICATES, LICENSE, REGISTRATION:

Valid Driver's License required, Class A CDL preferred.

WORK ENVIRONMENT:

Automotive/Truck Repair Shop. Ability to work outside, sometimes in adverse weather conditions. Heavy lifting required.

Must have the ability to tolerate height's working with bucket trucks, scissor lifts, and ladders, exposure to oil, greases, solvents, and other chemicals that may be hazardous.
