Privately held owner of a portfolio of commercial and multifamily residential properties located throughout the Washington, DC region is looking for a seasoned Multi-site Maintenance Manager with a minimum 5 years' property management experience to join its team.

Position Title:
Multi-site Maintenance Manager

Summary

As a member of the regional management team, the maintenance manager is responsible for overseeing all property maintenance for the management company; and leads a team of maintenance staff.

Primary duties and responsibilities:

Oversee maintenance relating to the interior and exterior condition and appearance of the properties.
Perform routine property site inspections for maintenance needs, safety hazards, common areas, landscape needs, curb appeal, signage, etc.
Coordinates the turnover of vacant commercial spaces for new and prospective tenants.
Directs special project work by contractor personnel, including solicitation of proposals, inspection of the work, and acceptance upon completion.
Keep an active list of thirdparty vendors for maintenance and capital improvement projects.
Ensure all vendor contracts are current with certificates of insurance.
Review, approve or dispute all management related invoices.
Ensure fleet of company vehicles are kept in good working order.

Tenant Relations

Manage commercial tenant relations including tenant build outs, parking issues, and maintenance.

Leadership

Supervise all site management, maintenance and cleaning staff in the repair, renovation, and general upkeep of the properties.
Develop staffing plans and hire new maintenance and cleaning personnel as needed.
Create policies and procedures to ensure safety of Property Management staff.

Reporting

Prepare weekly property status reports to submit to company President.
Prepare and submit annual regulatory filings including energy benchmarking, fire code reports, and recycling reports
Maintain and update as needed property specific asbuilt drawings and specifications.

Position Requirements

Strong knowledge of building systems including, plumbing, electrical, HVAC, general building construction, parking lots, roofs, etc.
Demonstrated ability to provide leadership, direction and effectively manage a team.
Strong organization skills and attention to detail.
Ability to recognize, diagnose and resolve property operational problems.
Demonstrated ability to prioritize and problem solve.
Strong verbal, written and interpersonal skills.
Availability to be on call and respond at off hours to emergency situations.

Computer Skills

Knowledge of CAD software and MRI or Yardi property management software is a plus.
Ability to adapt to new or changing software programs.

Education and Professional Experience

Minimum 5 years relevant multisite commercial and multifamily residential property management experience.

Other requirements

Valid driver's license
Ability to climb ladders over 12' in height.
