We are currently seeking a Facilities Project Manager to join our team in mclean, Virginia (US-VA), United States (US).Project Manager
Position Overview:
This person demonstrates proficiency in generating and maintaining Project Schedules, tracking project funding levels, coordinating with MEP trades, writing/interpreting Statements of Work, preparing/reviewing Independent Government Cost Estimates, reading/evaluating construction documents, providing sketches to demonstrate field conditions/solutions, coordinating infrastructure requirements (AV, Power/Data, MEP) with modular demountable wall and systems furniture installation drawings, and implementing methods of Quality Assurance/Quality Control.
This position entails working in a team environment: interfacing with A/E, engineering, and specialty consultants; general contractors and subs; in-house and outside IT, AV, and communications experts; property and facilities management personnel; agency financial representatives; and client Executive leadership.
Responsibilities:
- Coordinate schematics and Design Intent Drawings (DIDs) with Construction Documents to ensure adherence to client work scopes.
- Coordinate with A/E Vendors and Commissioning agents to prepare analysis, assessment reports, and feasibility studies to inform strategic planning and risk analysis for building systems and administrative program allocation.
- Planning and Project coordination support including, but not limited to:
- Coordinate existing base building conditions with interior design, FF&E elements and supporting technology requirements (power/data, AV, IT); facilitate move and relocation activities including signage and equipment disconnect/reconnect. Support activation and post-occupancy activities.
- Conduct site surveys/field verifications for compliance with approved Construction Documents (CDs) and shop drawings, inspect furniture installations, develop punch lists, monitor installation and remediation to completion.
- Manage documents and project records, base building/FF&E finish binders, summary reports, and ensure project metrics are consistent with client records management. Prepare close-out documentation to include As-Builts, Space Assignment Change Documents, and QA/QC peer review before formal publication.
- Prepare IGCEs for budget planning; review price proposals and related contractor bids as requested.
- Evaluate A/E construction documents, shop/installation drawings, specifications, BOMs, and other documents for compliance with client's standards.
- Monitor furniture procurements and lead times, interior buildout and installation activities to ensure compliance with project scope/schedule and budget and provide regular project status updates.
- Provide leadership/mentorship in the professional development of junior planning staff to improve communication, technical, analytical, and presentation skill sets.
- Regular intervals of communication with project team and stakeholder Point of Contact (POC) for project coordination and reporting.
Job Requirements:
- Bachelor's degree in: Engineering, Architecture, or Construction Administration related field is preffered,
- Fundamental understanding of building systems; mechanical engineering (HVAC), electrical, and plumbing systems. Ability to read and coordinate MEP documents, TA, Architectural and FFE drawings; identify and resolve design discrepancies/conflicts; address constructability and integration in plan, elevation and RCP between equipment, controls, devices, and furniture panels.
- 5 plus years of work experience in Project Management and Planning.
- 3 years minimum work experience with Government clients/projects preferred.
- Demonstrate expertise with systems furniture and demountable wall space planning and installation, specifications, budgeting, scheduling, installation oversight, punch list preparation and remediation, facility/space activation and project closeout coordination.
- This is a hybrid work position, requiring a minimumof 2 days a week on site in Rockville and Bethesda, MD. Based on project needs, the Team member must be available to work up to 5 days a week on site.
- Demonstrate verbal/graphic communication and presentation skills. Clear, technical communication with builders, engineers, subconsultants and technicians is essential. Equally important is ability to distill salient data and recommendations into concise, articulate verbal/graphic presentations to inform decisionsmaking by our client's scientific, datadriven, Executive leadership.
- Competence in AutoCAD, and/or Bluebeam is a plus.
- Experience with Laboratory and associated infrastructure planning for equipment is ideal.
- LEED & PMP credentials and/or professional licensure is a plus.
