Description

The Project Manager will assist the development team by coordinating site plans, fixture plans, and performing due diligence (environmental, zoning, soils, survey, etc.) Prepare cost estimates and coordinate with local officials for permitting and approvals.

Identify and qualify consultants and contractors; lead vendor selection process, negotiate agreements and oversee via regular site visits, secure schedule and budget compliance.

Coordinate between and among contractors and design teams. Ensure highest levels of efficiency and cost controls implemented, and enforced.

This requires updating budgets; value-engineering with in-house professionals and vendors; staging and phasing; reviewing builder performance; monitoring and holding contractors accountable; expediting; and anticipating, preventing and solving problems.

Coordinate material procurement. Review and authorize requisitions and payment requests. Communicate effectively with remote ownership and tenants through electronic means. Work with accounting for final closeout. Conduct post-performance audits to correct problems and identify future benchmarks.


Primary Responsibilities / Task List:


  • Ensure that construction activities move according to predetermined schedule, mitigating and reporting all potential delays by monitoring the progress of the construction activities on a regular basis and holding weekly status meetings with all the team members, subcontractors and their consultants.
  • Write RFIs (Request for Information) and expedite answers for efficient responses.
  • Process Submittals and follow thru with approvals.
  • Expedite shop drawings, submittals and safety requirements for assigned tasks.
  • Supply required submittal information such as field dimensions.
  • Assist in documenting changes; maintain project recorders, red line transfers and correspondence.
  • Review and respond to correspondence to and from subcontractors and vendors for assigned tasks.
  • Prepare and distribute meeting minutes
  • Be a leader in open communication with team members.
  • Regularly updates the project schedule including but not limited to 3 week look ahead and overcall completion schedule
  • Daily inspection of construction site to monitor compliance with building and safety codes, and other applicable regulations.
  • Study job specifications to determine appropriate construction methods.
  • Identify the elements of project design and construction likely to produce constructability issues and plan coordination problems prior to beginning construction of the project.
  • Interpret and explain plans and contract terms to administrative staff, subcontractors, and clients
  • Prepare subcontracts and negotiate revisions, changes and additions to contractual agreements
  • Manage the budget, track project expenses and minimize exposure and risk in the project
  • Collect, review and approve progress payments submitted by all subcontractors and vendors
  • Ensure project documentation and reports are complete
  • Handling complaints, settling disputes, and resolving grievances and conflicts, or otherwise negotiating with others

Experience/Skills:


  • Bachelor's Degree from fouryear college or university in construction management or engineering (preferred)
  • Experience in highrise senior living apartments/communities
  • Strong leadership, selfmotivation and ability to work independently including extensive onsite project experience
  • Competence with site prep including mitigations, engineered pad build, and dry and wet utility configuration / install
  • Understanding of all aspects of construction processes and practices
  • Familiarity with construction best practices and management software
  • Proficient with computers and familiar with Microsoft Software Suite.
  • Experience with Microsoft Project is preferred
  • Experience with Procore, PlanGrid, Fieldwire and Blue Beam are a plus
  • Crisis and conflict resolution expertise
  • Knowledge of building products, safety rules and quality standards
  • Ability to see the "big picture"
  • Excellent time management skills
  • Mechanical and math knowledge
  • Professional oral and written communication.
