Purpose:

The primary responsibility of a Leasing Consultant is to maximize occupancy and rental rates by providing exceptional customer service and demonstrating outstanding leasing presentations.

The Leasing Consultant is the initial representative of the community.


Authority Level:
The Leasing Consultant is supervised by the Leasing Manager, Property Manager and the Assistant Property Manager.

When these supervisors are not present or available during any normal period of operation, the Leasing Consultant is responsible for the general functions of the Rental/Leasing Office.


Physical Requirements:

The Leasing Consultant must be able to ascend or descend multiple flights of stairs and inspect and present locations where sidewalks or walkways are not provided.


General Responsibilities
1) Maximize apartment occupancy through the leasing of available apartments while conforming to established rent structures and/or existing rent promotions.

2) Maintain an average closing ratio of 35%, and a phone to on-site visit conversion ratio of 50% by demonstrating the apartment and community amenities to prospects and utilization of assertive and aggressive leasing techniques.

3) Regularly complete competitive market analysis including monthly market survey.

4) Prepare the office, amenities, and common areas daily for leasing. This includes daily inspection of presentation area and tour route for cleanliness, appropriate music, refreshments, a-frame and balloons.

5) Daily inspection of model and target apartments.

6) Accurately account for traffic, advertising, and marketing sources by completing applicable information in Yardi daily.

9) Compile lease packages and move-in packages prior to move-in.

10) Conduct new resident orientation to include lease and move-in package review and apartment inspection.

11) Apartment quality control; inspect all apartments prior to move in and report deficiencies, immediately.

12) Facilitate monthly outreach and follow up on corporate leads.

13) Comply with all RMS rental policies as outlined in the Operations Manual.

14) Comply with all Fair Housing and Equal Housing Opportunity standards as required by federal, state and local jurisdictions.

15) Attend all seminars, classes, and community team meetings as instructed.

Assist, as needed, during community emergency situations (example:
snow, fire, flood and natural or man-made disasters).

17) Other duties as assigned. This position will require Saturday and Sunday hours and additional hours MondayFriday, as needed.


Required Experience/Skills
1) Previous leasing/marketing experience.

2) Excellent interpersonal, verbal, and written communication skills.

3) Self-starter, detail oriented with ability to organize and prioritize work independently.

4) Excellent customer service skills.

5) Excellent computer skills; Word, Excel, Publisher, and Internet.

6) Excellent presentation skills and creative ability.


Required Education
High School Diploma required.
