    Position Summary:


    The Director of Preconstruction and Estimating will be responsible for planning, organizing, implementing and managing day to day preconstruction & estimating business function, initiatives and team for complex urban infill/high density multifamily, mixed use and student housing projects on a national basis.

    This is a corporate level, national role.

    This individual will be a leader on the preconstruction team for a vertically integrated owner/developer/builder (in-house GC) and operator, being a team lead responsible for managing estimates, costs, budgets, contracts, trade partners, managing the relationships, contracts, costs and valuation for all preconstruction efforts as it relates to plans, the field, operations and the overall success of multiple urban infill/high density projects across the nation.


    Responsibilities:


    Manage the pre-construction efforts of preparing detailed surveys playing a hands on leadership role for estimating hard and soft costs, budgeting, analyzing sub-trade requirements, contracts, managing scopes of work, oversee sub tenders, vendor/suppliers, job costing, etc..

    for multiple complex high density multifamily, mixed use and student housing new construction/ground up projects.


    Manage the relationships, contracts, trade partners, vendors, contractors and processes from plans through the field to construction/delivery in order to control and reduce costs.


    Play a key preconstruction leadership role in managing the day to day estimating initiatives and activities with cross functional business leaders (development, design, construction operations, etc.).

    Work hand in hand with design, development and construction operations teams to estimate and cost all plans. Compile accurate quantity take‐offs. Establish and monitor budgets for all construction phases. Compute gross margin estimates.

    Help identify cost saving techniques, materials, and procedures by keeping current on innovative products, construction techniques, and trends affecting the industry, production and costs.

    Determine accurate standard specifications for each trades, subcontractors and vendors. Ensure that all are under appropriate contractor/vendor agreements.

    Develop relationships with trades, subcontractors and vendors committed to reducing costs and increasing quality.

    Administer accurate quantity take‐offs and estimates. Monitor competitive bidding, contract negotiation, and value engineering.

    Establish and maintain a trade contractor/supplier performance evaluation system and award program.

    Analyze cost codes by phase for cost saving measures and techniques. Communicate any substantial hard-cost changes and provide internal operations and construction department with pricing and technical support.

    Determine the scope of work and define the contractual requirements for the project.

    Research and eliminate all material, trade contractor, and back office-related variances. Monitor and communicate any hard-cost changes due to cost increases and quantity changes.

    Interface with architect and engineering consultants on product development.

    Perform cost comparison, analysis and develop and maintain master price lists.

    Monitor plan changes. Estimate prices of all changes and provide written descriptions of change orders.

    Recruit and maintain relationships with quality, reliable trade contractors, vendors, and suppliers. Supervise preparation of bid packages. Troubleshoot problems with trade contractors and suppliers.

    Establish a policy for recording addenda related to budget changes. Issue and distribute addenda to builder, project manager, superintendent, and trade contractors.

    Qualifications:

    5-10 years of experience in the construction industry preparing project estimates and bid documents.

    Ability to develop relationships with all trade partners, contractors and vendors.

    Proficient in the use of software systems and project estimating tools.


    Experience in the multifamily, student housing, mixed use or related product sectors producing accurate, thorough take-offs, budgets and estimates with the ability to manage multiple projects, estimating team, trade partners and vendors in order to forecast costs, keep costs down while meeting quality standards.

    Must have a solid understanding and experience in development, preconstruction and construction processes.

    Excellent relationship building and communication skills combined with great problem solving and decision making skills.

    Must posses a high degree of accuracy in numerical calculations and estimates.

    Ideal candidate will have experience with high density/urban infill mid-rise and high rise residential projects.

    Education:

    A Bachelor's Degree is highly preferred or 10 plus years in the construction industry with a majority of experience in preconstruction and estimating projects.
