- Thorough knowledge of HVAC systems, chillers, variable frequency drives and building automation system (BAS).
- Experience in implementing and working with a computerized maintenance management system (CMMS).
- Experience in hydraulics (for the Brise Soleil) and swimming pools or water features (for the Cudahy fountains).
- Experience in management, planning, project management and execution of capital projects.
- Experience in preparing a Facilities budget and life cycle budget.
- Knowledge of DNR wastewater guidelines and ability to complete monthly, quarterly, and annual reports per our permitting requirements.
- Knowledge of OSHA rules and regulations as demonstrated by appropriate training.
- Must be highly organized, able to multi-task, and able to work in a fast-paced environment.
- Facility Operating Engineer 3rd class (Obtain certification within 6-months of hire)

Duties & Responsibilities:
Under the supervision of the Chief Operating and Financial Officer, the Director of Campus Facilities and Grounds position is responsible for carrying out a maintenance program for Facilities Services including all buildings owned and leased, campus land, drives and garages. The position exercises management responsibility over the work of employees, contractors, and vendors in support of same. The incumbent is responsible for: planning, organizing, staffing, directing and implementing repair and renovation projects; capital equipment replacement; overseeing the care of the campus land, roadways and garages; overseeing custodial operations; implementing a preventative maintenance system utilizing a computerized maintenance management system (CMMS) that will be interactive and accessible by individuals to determine the status of work orders and assuring all systems are operating according to local, state and federal codes. This position is "on-call" 24/7, and monitors building systems remotely via a BAS at night and on weekends.
Additional duties may include oversight of design, construction and engineering work and environmental safety for the MAM-War Memorial Corporation (WMC) complex facilities, Kahler Building, Museum Center Park (MCP), JJD House, and Gas Light building. The incumbent of this position will be expected to evaluate the present structure of the department and make recommendations on any reorganization that will promote effectiveness and efficiency.
The Director of Campus Facilities and Grounds supervises, plans, reviews and evaluates work of their subordinates and develops and makes adjustments to objectives, assignments, schedules and priorities. They are the main conduit of information with respect to Facilities Services within MAM, WMC, MCP, and JJD House, MAM representation on the Facilities Committee (comprised of Board members) and liaison with city, state inspectors (health department, elevator, insurance, etc.). The incumbent makes the final technical decision in a wide array of areas, recommends whether work can be accomplished in-house or outsourced, and advises management on maintaining or replacing infrastructure equipment.
Because Facilities services make decisions that may generate changes in activities and procedures, the incumbent will of necessity interact closely with all department heads and tenants to assure that the least possible disruption takes place. All activities initiated by the Director of Campus Facilities and Grounds must consider the timing and completion of schedules within the overall concept that disruptions to the daily business of MAM must be kept to a minimum. One of the highest priorities are to pay strict attention and adhere to temperature and humidity parameters set forth by the lenders to maintain accreditation.
The position also interacts with the WMC Director and Milwaukee County (condo association) and acts as MAM liaison and prepares reports for MAM's interactions with them. The Director of Campus Facilities and Grounds prepares reports for capital and life cycle budgets and interacts with the Chief Operating and Financial Officer for maintaining responsibility of major allocations and budget administration.
The Director of Campus Facilities and Grounds will oversee all OSHA implementation, inspections, and records in conjunction with the Director of Campus Safety and Security.
Facilitate all OSHA safety training for Facility staff on a regular basis using the OSHA toolbox safety training program.

Oversees all outside contractor maintenance activities.
Audits staff performance relating to tasks in mechanical, electrical, and general maintenance.
Assists in developing and reviewing a comprehensive training program for site staff and contractors.
Monitors, adjusts, sets parameters of Lutron lighting system, Johnson Controls Metasys building temperature controls, Cudahy fountains, etc.
Uses test equipment and devices pertinent to the building equipment, operating systems and analyzes results.
Evaluates and finds cost saving measures in the areas of energy, material, and contractor labor negotiations.
Responsible for all chilled water treatment equipment, quality performance analysis and chemicals.
Reports, documents, and corrects critical system faults, deficiencies and other unusual occurrences.
Responds to emergency situations (on call 24/7 via cell phone) and performs all tasks necessary for the protection of personnel and property.
Comply with all company policies and procedures and adhere to company standards, state and federal regulations.
Monitors high voltage and UPS electrical control operations and maintenance.
Prepare Facilities budget, maintain monthly expenses, verify invoices, documents utilities usage.
