**Retail Project Credit Analyst**

Review and analyze project data from multiple documents, including business/corporate financial statements and tax returns, insurance certificates and operating documents to determine project approval and project type classification for share loans. Update and input into Project Approval Database and Encompass systems. Analyze project data to determine underlying trends, patterns and issues. Review cooperative and condo operating documents for compliance with Fannie Mae regulations published in the Seller/Servicer Guide and NCB Policies and Procedures*.* Provide support for cooperative projects converting to condominiums. Provide timely service to both internal and external customers. 40%

Maintain project files, pipelines and project approval databases. Assist with generating quarterly reports and additional management reports as requested. Monitor projects located in flood zones to ensure flood insurance coverage and flood determinations remain active and to generate management reports accordingly. Attend department meetings and keep management apprised of changes to the approval process and/or guidelines. Review and provide documentation for review by attorneys and secondary market investors. 20%

Customer service: Correspondence through phone calls and emails; research project data for internal and external customers and assist customers to understand the project approval process. Provide support to new loans sources such as CFC and UHAB. Review invoices for payment for FNMA technology and miscellaneous projects, (i.e.: legal reviews). 20%

Preparation of quarterly concentration and marketing report. Assist National Lending Retail team with departmental operation initiatives. 20%

**Minimum Qualifications:**

An Associates degree is preferable, with a minimum of a high school diploma and two years mortgage related job experience

Two years credit analysis, residential mortgage and administrative job experience with a firm understanding of business/corporate financial statements and tax returns.

A comprehensive knowledge and understanding of business/corporate financial statements and tax returns.

Mortgage banking and ability to understand various federal regulations.

Ability to comprehend and understand requirements in the Fannie Mae Seller/Servicers Guide, NCB Policy and Procedures, analyze insurances and project operating documents.

Advanced computer skills, ability to communicate effectively both orally and in writing.
