Residential Leasing Agent - Full Time
Job Overview

  • The role of the Chatham Bay Residential Leasing Agent will be to market and lease a newlyconstructed, $50,000,000 luxury rental home community in Dover, Delaware.


This role requires high energy, a burning desire to make a real difference in people's lives and a commitment to anticipate and exceed the expectations of our residents and customers.

The position combines sales, customer service and marketing to lease luxury rental homes and build excellent relationships with guests and residents.


The Leasing Agent will be responsible for the on-site leasing efforts and will report directly to a member of Chatham Bay's senior management team.


Upon successful completion the Dover project the Leasing Agent will then undergo a performance review with senior management and be eligible for similar or greater responsibility on additional development projects.

Wage Status:
Salaried (plus performance bonuses)


Job Responsibilities:

  • General Project Knowledge
  • Conduct all business in accordance with company policies and procedures. Fair Housing, Americans with Disabilities Act, Fair Credit Reporting and all other laws pertaining to apartments.

Essential Duties & Responsibilities:

  • Successfully sell property's products and services to prospects
  • Meet potential renters and guiding them on tours of available units
  • Follow up on leads for potential renters
  • Conduct weekly remote outreach marketing and locator/realtor/tenant solicitation to promote a favorable referral program
  • Perform background checks, credit checks and other responsibilities to see if prospective renters are qualified
  • Maintain thorough product knowledge of the property and competitors
  • Assist senior management in developing and implementing effective marketing strategies to increase property traffic and internet leads.
  • Ensure guest cards are complete, entered into the property management software, and follow up procedures are completed for every prospect
  • Ensure leasing office, tour path, vacant units, amenities and general curb appeal of community is pleasing to all 5 senses and is impeccably clean
  • Maintain an hourly activity log each day
  • Conduct weekly remote outreach marketing and locator/realtor solicitation to promote the project and establish favorable referral relationships
  • Maintain online internet marketing, effectively track traffic and respond to internet leads
  • Develop and maintain first class customer service relationships with prospects and resident
  • Manage and resolve initial resident concerns
  • Preparing leasing documents for potential renters using property standards and regulations
  • Complete market survey as directed by senior management
  • Follow up on work orders and services to ensure resident satisfaction
  • Complete leasing reports as required
  • Meet closing and telephone conversions ratio goals
  • Keep an eye on community facilities such as mailrooms, fitness centers and laundry rooms
Skills

  • Possess excellent communication and negotiation skills (speak clearly and concisely) convert phone calls to tours, property tours to leases and internet leads to tours and/or leases
  • Minimum of 2 years leasing experience required
  • Persuasive with marketing, sales, and problem solving skills
  • Proven work experience in sales and leasing
  • Working knowledge of real estate law and leasing practices (training will be provided)
  • Up to date with property market status
  • MS Office familiarity; Yardi experience a plus
  • Excellent communication and negotiation skills
  • Customer service orientation

Compensation:
- $45,000 base salary plus $2,500 bonus per approved lease

  • Medical benefits available after initial 90 days

Schedule:

  • Estimated minimum of 40 hours per week. Flexible hours based on peak leasing times; weekdays, weekends and some evening availability required.
