We are currently seeking a dependable Full-Time Maintenance Assistant to work on our Long-Term Care Unit.

The Maintenance Assistant is responsible for maintaining the facility and providing a safe functional, sanitary, and comfortable environment by assuring that the ventilation, fresh air, electrical and mechanical systems, water supply, and sewage disposal are maintained in accordance with recognized safety standards, state/federal codes and local ordinances meeting the standards and philosophy of the facility and policies/procedures that govern the facility.


JOB RESPONSIBILITIES AND DUTIES:


  • Maintain and equip the facility to provide a safe, functional, sanitary, and comfortable environment.
  • Maintain the heating, cooling, plumbing, water supply and sewage disposal, electrical and mechanical systems, carpentry, painting, plastering, refinishing and similar repairs.
  • Drive when requested to pick up mail, parts, donations, etc.
  • Operate the power plant in absence of the plant engineer.
  • Conduct periodic facility inspections assuring that the facility is structurally sound, equipped and maintained to ensure the safety of Residents. Prepare and submit correction plans and reports, in the absence of the plant engineer as directed by Administration.
  • Comply with all state, federal and local codes governing facility construction and fire safety.
  • Assure that lighting levels in all areas will be in accordance with the state/federal code.
  • Assure that fresh air and ventilation systems will be always operational and functional.
  • Assure that heating, airconditioning, and ventilation systems will be maintained within temperature control standards that govern the facility.
  • Assure that building service equipment, i.e. airconditioning ventilating, heating, cooking, and other service equipment shall be properly installed and maintained.
  • Maintain the building in good repair and free of hazards i.e. cracks in floors, walls, or ceilings, warped or loose boards, warped broken loose or cracked floor coverings such as tile or linoleum, loose handrails, or railings, lose or broken windowpanes and any similar hazards.
  • Follow the written procedures, state/federal and local codes applicable to fire, safety, and disaster.
  • Requisition supplies and equipment applicable to departmental responsibilities and duties up with the Plant Engineer's approval. Strive for optimal use of supplies, materials, keeping in mind cost and budget limitations.
  • Direct or perform duties related to maintenance of grounds, parking lots, driveways, etc., including cleanup, snow removal, etc., except those performed under service contract or by other departments.
  • Handle incoming/outgoing freight, lift/move heavy equipment; perform other departmental duties as directed by the Mother Superior.
  • Maintain reports, records, log, and documentation related to schedule of repairs and pane replacement.
  • Repair minor roof maintenance and leakage problems, and gutter repair.
  • Maintain confidentiality of all Resident, departmental and organizational information.
  • Work effectively and cooperatively as a team member within the Department and with all departments or other disciplines.
  • Observe dress and conduct codes, including wearing identification badges.
  • Meet attendance standards as established and provide proper notice of absence.
  • Follow all safety, security, exposure control and hazardous waste policies and procedures.
  • Attending services and department meetings.
  • Assist in emergency testing of equipment.

JOB STANDARDS:


  • Must possess a valid Delaware Driver License and have a good driving record.
  • High school graduate or graduate of a technical/vocational school.
  • At least two years of experience in maintenance and power plant work.
  • Have a basic knowledge of boilers, compressors, generators, and related machinery as well as various mechanical, electrical, and plumbing systems.
  • Basic knowledge of Safety, Fire, and disaster Planning.
  • Ability to read and interpret gauges, documents, contracts, operational manuals, and blueprints.
  • Knowledge of record keeping.
  • Knowledge of department supplies and equipment and the ability to repair and maintain this equipment.
  • Available to report to work in the event of emergencies.
  • Must have the ability to identify and problem solve issues related to operation and maintenance of the facility.
