    Description

    The Development Manager is responsible for directing and managing development activities and processes for assigned projects within the pipeline from site assessment through restaurant opening in support of the company's strategic growth plan.

    The position includes but is not limited to the following key responsibilities:

    • Reports directly to the Manager of Development
    • Responsible for managing development activities, processes, and schedules for assigned projects within the pipeline including but not limited to site assessment, due diligence, Landlord coordination, design, entitlements, and permitting
    • Communicate effectively with cross-functional teams and external consultants including Real Estate, Legal, Operations, Architects, Engineers, Landlord, Attorneys, etc.
    • Lead design development by managing architects, engineers, and other consultants.
    • Responsible for project delivery and hand-off to the Construction team per the executed Work Letter, Lease, and project schedule with the appropriate entitlements and approvals in place
    • Manage, coordinate, and attend project meetings to discuss development schedules and ensure processes are on track
    • Support Franchise Business Consultant, as needed
    Requirements
    • BS/BA degree in Real Estate, Architecture, or related field
    • Thorough working knowledge of Windows-based computer software including strong Word, Excel, PowerPoint, and Outlook skills
    • A minimum of 5+ years of related experience in development and construction is required, with at least 2 years in the restaurant industry. An equivalent combination of education and experience will be considered
    • Strong analytical and solutions-focused mindset
    • Ability to manage, coordinate, and prioritize competing and changing priorities in a fast-paced environment
    • Demonstrate a positive attitude, detail-oriented, and have strong organizational skills
    • Self-motivated, requiring limited supervision within the area of responsibility
    • Strong communication skills to communicate successfully with the leadership team, team members, vendors, architects, etc.
    • Flexibility with work hours with up to 20% travel
    Overview

    The Development Manager is responsible to ensure the overall project timeline schedule of all restaurant construction and remodels is executed according to plan while ensuring all involved parties including internal and external (including governmental entities) execute their responsibilities within their timeframe.

    Key Responsibilities
    • This position will partner with Real Estate, Construction, Design, Legal and Franchise functions to provide support drafting Letters of Intent and lease work letters, preliminary and final capital budgeting, lease negotiations, entitlements, and project pipeline management scheduling.
    • Develop, update, and maintain key development dates for the real estate portfolio.
    • Oversee project scheduling and task management of all required permits for construction.
    • Perform and manage all necessary entitlement activities including site investigations, visiting governing municipalities, and touring prospective locations to assess development risk and prepare strategies for entitlement procurement.
    • Coordinate and communicate with Legal team to review and execute lease and purchase agreement requirements (e.g. lease milestones, extensions, closings, etc.). related to the due diligence, development and construction phases of all projects.
    • Develop and review construction budgets, site plans, architectural and building drawings to ensure compliance with brand standards.
    • Timely coordinate all necessary development tasks with Developers and Landlords to help preserve project schedule and budget integrity.
    • Partner with Franchise Development to provide routine internal development updates and expert assistance to Franchise partners in their development efforts.
    Requirements
    • Bachelor's degree in Architecture, Engineering, or Construction Management preferred.
    • Minimum of 7+ years of experience in restaurant real estate development.
    • Strategic planning ability coupled with highly effective project management skills. Must coordinate multi-functional projects, schedules and activities with fervent attention to detail.
    • Exceptional verbal and written communication skills, including strong presentation and public speaking skills.
    • Ability to review and develop site plans and interpret and develop civil and architectural drawings.
    • Exceptional proficiency in Microsoft office products and/or project management software.
    • Ability to work independently or within a group dynamic.
    • Travel up to % as needed.
