Description
We are a community of neighbors in the town of Troy, KS, consisting of 16 duplex homes arranged around a central area with a small pool (4x8).
There are 6 homes with access only from the central courtyard and 10 homes with direct access from the street.
The community is bordered by three streets:
New Street, Processions Street, and Light Street. There are two entrances to the central courtyard, one on Processions Street and the other on New Street.
Currently, the management of the community is handled by the residents, following the regime of holding meetings to make decisions.
We currently have two cases of delinquency:
- A home with an accumulated debt of 8000€ (since 2010), with the owner in conversation to settle the debt upon the sale of the property (we believe it is currently under foreclosure by their bank). We have filed a lawsuit against this neighbor through our insurance legal department, but have not been able to find assets to execute the foreclosure.
- A home with intermittent delinquency and an accumulated debt of 3000€. We are in the process of initiating legal action.
Suppliers and expenses:
- Pool maintenance during the months of June, July, and August (without a lifeguard).
- Cleaning and minor maintenance carried out by one of our neighbors. Purchase of cleaning and maintenance materials.
- Drain cleaning company (2 times per year).
- Gutter cleaning (1 time per year).
