JOB PURPOSE
This position is responsible overseeing a property of 80 and/or 66 project-based Section 8 vouchers and Tax Credit/
RAD units under the supervision of the Regional Property Manager
Inspections
Performance Standards:
-
Responsible for the overall administrative duties:
- Responsible for collecting rents and enforcing the lease.
- Coordinate with Maintenance Staff
- Issuing lease violations to tenants that are not compliant with the lease
- Responsible for performing Movein and Moveouts inspections
- Responsible for rent statements, late statements/notices, late charges
- Walk the property daily to ensure curb appeal
- Maintain file organization
- Responsible for supportive services
- Enter payments in AP module and adjustments to recurring rent charges
- Prepare monthly and quarterly reports
- Prepare annual and interim reexaminations
- Assist with moveins and moveouts
- Prepare Section 8 and tax credit files
Performance Standards:

Responsible for tracking of the Make Readies to ensure that they are completed in a timely manner, and that they are competitively bid

- Ensure that maintenance and Make ready contractors have supplies
Performance Standards:

Maintain an inventory of supplies and ensure that inventory controls are in place.

Perform UPCS and/or HQS inspections

- Process rent payments
- Assist Maintenance Staff as needed in completing Work Orders and ability to be oncall when necessary.

MINIMUM QUALIFICATIONS:
-
Strong problem solving, organizational, and interpersonal skills:
- 1 Year Supervisory experience
- Pass
RAD and tax credit certification test within 6 months of hire
PREFERRED QUALIFICATIONS:
-
3 Pears Property Management experience:
- 2+ Years Supervisory experience
- Experience in Public Housing and other government or nonprofit environment
KNOWLEDGE, SKILLS AND ABILITIES:

Proven collections record:
- Ability to deal with difficult tenants
- Proven safety record
- Excellent time management skills; ability to balance multiple ongoing projects
- Ability to work in fastpaced environment with multiple periodic deadlines
