In the
Project Management position, you will be responsible for the successful completion of all aspects of your assigned projects including, but not limited to: client relations, quality, timeliness, and profitability.

This position is a critical member of our organization as you will facilitate our work and represent to clients and the construction community our incredibly high quality standards.

Essential Duties & Responsibilities

- develop a solid understanding of client objectives
- set initial expectations with both clients and internal project teams; adjusting as necessary to meet the needs of the project

  • Rally project teams to achieve common goals
  • Own and manage all aspects of projects including client relationships, schedules, budgets, profitability, document control, following TBG procedures, and overseeing production through comprehensive project completion
  • Attain a thorough and complete understanding of the prime contract especially when it comes to start and finish dates, billing requirements and deadlines, change order processes, and liquidated damages, among other details
  • Review and understand the drawings and specifications, proactively identifying design deficiencies, schedule concerns, and other projectspecific issues
  • Assist with creation and review of scope sheets and related subcontracts with Project Team prior to execution
  • Review the Master Subcontract Agreement for understanding for use during conflict resolution with subcontractors
  • Work with Project Team to identify, procure, process, and review all required permits and inspections
  • At the project onset, discuss plans for billings including timing and projected amounts with the client and create a billing schedule for all
  • Review and manage Committed Cost Report on a daily basis including managing project cost projections and forecasting additional costs to be incurred
  • Lead OAC meetings and meeting minutes on a weekly basis in conjunction with Project/Office Engineer
  • Collaborate with the Project Superintendent to develop, refine, and continually update project schedules to ensure all milestones are identified and tracked. Consistently communicate sequence and schedule updates to all subcontractors and vendors using Microsoft Project and Pull Planning
  • Meet weekly and communicate daily with Superintendent to assess project progress, schedule, changes, and deliveries
  • Write, negotiate and collect change orders
  • Identify, procure, process, and review all required permits and inspections
  • Communicate with Project Team on a weekly basis regarding construction schedule and update all applicable parties as needed
  • Review weekly Accounts Receivable report, assist with collections where necessary, be prepared to provide status updates at all times to Executive team
  • Attend all critical subcontractor meetings to alleviate and prevent subcontractor conflict
  • Attend Project Analysis meetings to review and report on project status including schedule, budget, billings, subcontractor performance and any other necessary information for project success
  • Manage entire change order process for clients and subcontractors
  • Work with Project Team to identify, track and maintain costs for costplus or gmax contract structured projects; as needed, track taxes for state rewards
  • Manage project through comprehensive completion including punch walk, signed punch list, final payment, and close out document delivery
  • Communicate, promote, and enforce safety protocols to ensure job sites consistently meet or exceed OSHA safety standards
  • Complete job site analysis safety reports and send to Safety and Risk Management on a monthly basis or as required
  • Report all accidents to Safety and Risk Management immediately
  • Other duties as assigned*
    Qualifications
  • Demonstrated knowledge of and experience with managing commercial renovation/improvement construction projects within the healthcare, commercial, or retail environments
  • Proven ability to build quality relationships with Clients, Architects, Engineers, Sub-Contractors, employees and our community
  • Solid track record of closing out jobs on time and on budget with the highest quality
  • Strong communication skills with a respectful, positive, and personable style
  • Resourceful and thorough problem solving skills
  • Strong computer skills with Microsoft Office, Microsoft Project, and Sage 100

Education & Experience

  • 5+ years' experience in a Project Manager capacity working on commercial construction projects totaling $5M or more
  • Experience working within occupied buildings
  • Experience with Procore prefer
